What It Costs to Register a Home in Bangalore in 2026

Before a buyer receives a registered deed in Bangalore, two payments go to the state: stamp duty and a registration fee. In 2026 they total more than 7.5% of the value on any home priced above Rs. 45 Lakhs. The sections below cover the current slabs, the value on which they apply, worked totals and the paperwork that keeps the day smooth.
The Value That Gets Taxed
Karnataka does not simply look at the price a buyer and seller agree. It compares that figure with the guidance value, the lowest rate per sq ft or sq m that the government has set for the area and kind of property. The larger of the two becomes the base for both charges.
A seller offering a discount therefore saves the buyer nothing once the price falls under the guidance value. Revisions happen now and then, so a deal agreed today can cost more by registration day. It is wise to check the figure for the exact survey number on the Kaveri portal at the start and again shortly before the appointment.
Slabs and Fees for 2026
Duty depends on three property values, and cess and surcharge are then calculated off the duty. The registration fee is a separate line.
- The 2% band covers homes worth Rs. 20 Lakhs or below.
- The 3% band applies from Rs. 20 Lakhs to Rs. 45 Lakhs.
- The 5% band takes in everything costlier than that.
- Cess and surcharge together are near a tenth of the duty in city limits.
- The registration fee is 2% of the value.
Until recently that fee was 1%. The state doubled it on 31 August 2025, which leaves any older estimate 1% of the price too low.
What It Adds Up To
Assume each purchase is at or above guidance value and that cess and surcharge fall between a tenth and 12% of the duty. The totals below are close approximations and not exact bills.
- Rs. 80 Lakhs: duty Rs. 4 Lakhs, cess and surcharge Rs. 40,000 to Rs. 48,000, fee Rs. 1.6 Lakhs, total near Rs. 6 to Rs. 6.08 Lakhs
- Rs. 1.2 Crore: duty Rs. 6 Lakhs, cess and surcharge Rs. 60,000 to Rs. 72,000, fee Rs. 2.4 Lakhs, total near Rs. 9 to Rs. 9.12 Lakhs
- Rs. 3 Crore: duty Rs. 15 Lakhs, cess and surcharge Rs. 1.5 to Rs. 1.8 Lakhs, fee Rs. 6 Lakhs, total near Rs. 22.5 to Rs. 22.8 Lakhs
Put differently, larger homes now carry a statutory cost slightly above 7.5% of value, against about 6.5% earlier. The EMI calculator shows how such sums fit with a down payment and a monthly instalment.
Budget Lines Beyond Duty
A closing budget has more entries than the two government charges. The exact list varies with the deal.
- 5% GST on a flat still being built, dropping to 1% for affordable homes
- Advocate charges covering the title search and the sale deed draft
- Processing, legal and valuation fees when a bank loan is involved
- Khata transfer charges, plus any property tax arrears the seller must clear
Lenders typically keep duty and registration outside the amount they finance. Both are met from savings, along with the down payment.
Registration Step by Step
Kaveri 2.0 is the platform that takes deed entry, works out the fee and books the sub-registrar appointment. Since January 2026, duty can also be settled through a digital e-stamp on the same portal. Most buyers follow this order.
- Confirm the guidance value, then fix the deed value at or over it.
- Have the sale deed describe the property exactly as the khata and survey records do.
- Enter the details online, pay the dues and pick an appointment slot.
- Visit the sub-registrar office together with the seller and a pair of witnesses, each holding original photo ID.
- Collect the registered deed and apply for the khata to be transferred to the buyer.
Where Things Go Wrong
Paperwork mismatches cause the bulk of delays. A name spelt differently on the deed and on an ID card is a classic case. A property description that disagrees with the khata can stop registration entirely.
