Puravankara in Bangalore: Brands, Locations and How to Check a Purva Project

Purva Northern Lights

Few Bangalore developers have as many projects in as many corners of the city as Puravankara. A buyer comparing them needs to know which name is on the hoarding, who the legal promoter is, and how to read the registration. The sections below start with those questions and then move to locations, recent numbers and a checklist.

The Business Behind the Name

Ravi Puravankara, today the chairman, set up the business in 1975. Ashish Puravankara runs it day to day as managing director. The firm took corporate form in 1986, and its headquarters are at Ulsoor Road, Bangalore.

Anyone can buy its shares, which trade on the Bombay and National stock exchanges and have done since 2007. As a listed company it reports sales, collections and debt each quarter. Nine cities are on the map, with Bangalore as the home and largest market.

Four Names, One Group

Each price band has its own label, and the labels are easy to mix up. Upmarket and luxury villas and flats sell as Purva. Provident Housing is the mid-priced subsidiary, owned fully by the parent since it began in 2008.

Plots come under Purva Land, laid out with roads, utility lines and a clubhouse. Behind the scenes, Starworth Infrastructure and Construction builds for the group and Purva Streaks does interiors.

The brand on a hoarding is not always the promoter named at RERA. Provident has several Bangalore projects that are registered to Puravankara Limited itself. Check the promoter in the sale agreement before booking.

Where the Projects Are

The table below groups the main clusters by part of the city.

Part of BangaloreAreas
NorthAirport road, Bagalur and Devanahalli (aerospace park), Thanisandra, Hennur Road
SouthKudlu Gate, Electronic City, Lalbagh Road, Kanakapura Road
WestMagadi Road
South-east and eastSarjapur belt, plus the new Mandur parcel near Budigere

The north offers the broadest range, starting with finished towers at Purva Atmosphere in Thanisandra and the older Purva Palm Beach, close to Hennur Road. Within the aerospace park, Purva Northern Lights was registered in March 2026.

Kanakapura Road hosts Purva Park Hill, whose wings carry separate registrations. Kudlu Gate has Purva Heritage, registered in July 2026.

Sales, Targets and Land Bought

Financial 2025-26 was the company's best on sales, at Rs. 7,407 Crore, an increase of 55%. The area sold was 7.25 million sq ft, at an average of Rs. 10,213 a sq ft, and customers paid in Rs. 4,258 Crore.

Management aims for Rs. 11,200 Crore in 2026-27, supported by roughly 21 million sq ft of launches within a year to 15 months. Rs. 2,321 Crore remained as net debt as March 2026 closed.

Land deals announced from 25 May 2026 to 29 June 2026 hint at the next launches. Mandur, close to Budigere, brings 14.57 acres, partly bought and partly joint development.

Doddagubbi in North Bangalore adds 11.23 acres, and the Sarjapur area gains 6.4 acres. Both are joint development deals. Devanahalli's Sanna Ammanikere is the one outright purchase, at 9.73 acres. Most of these sites are on the city's fringe, so weigh today's commute, water and schools, and consider roads and metro lines unbuilt until they open.

Codename Projects: Real or Not Yet?

A Purva Codename is a stand-in title used while sign-ups are collected ahead of a formal launch. The real name, floor plans and prices are settled afterwards, which is why early numbers can move.

Purva Northern Lights went through this. A preview called it Purva Codename Flow, and the March 2026 entry reads Northern Lights, with Puravankara KVN as promoter. Judge it by the registration rather than the preview brochure.

A project cannot be marketed, reserved or sold until it has a RERA number. Paying to show interest is therefore not buying, and the sum should be small with a written refund promise. Once the number exists, plans and dates are binding.

Reading the RERA Record

Each project appears on the Karnataka RERA portal with a promoter, an approved plan and a completion date. The group's records follow three patterns worth knowing.

Large developments are filed in parts, so the number for the particular tower is what counts. Park Hill has an entry per wing, and Northern Lights splits into three phases. Some promoters are partners: the registered party for Northern Lights is KVN Property Holdings LLP, and sales go out under both names. On jointly developed land, the landowner also owns certain homes and can sell them separately.

Deadlines can slip too. Purva Atmosphere was filed in February 2019 with 31 March 2024 as its date, and after extensions the date became 30 December 2025. Every extension is listed on the portal, which makes older projects a useful guide.

Questions for Every Purva Project

Ask the following before committing money to any one project, however well known the name:

  1. Which RERA number covers this exact tower or phase, and what completion date is entered?
  2. In whose legal name is the promoter registered, and does the home belong to the developer or to the landowner?
  3. What is the carpet area, given that Comfort, Grand and Luxe stand for different sizes?
  4. What extras does the full cost sheet include: parking, clubhouse, deposits, legal fees, GST?
  5. What portion of the payment plan is due while the structure is still incomplete?
  6. How many flats share each acre and each lift in a high-rise?
  7. For a finished home, does the occupancy certificate exist and does an owners' association function?

Documents miss some things, so spend an hour in an older Purva community close by. Its residents describe best the build quality, the water and the upkeep of shared spaces after handover.

Matching Buyer to Project

Households that want to move in soon are best served by finished towers and resale flats along Kanakapura Road, Hennur Road and in Thanisandra. People content to wait four years or longer fit the aerospace park and southern-corridor launches. Purva Land plots give land that arrives with the developer's approvals.

Budgets differ widely across these groups, so fix the figure first. With the EMI calculator, a given price becomes a monthly outgo and an upfront cash need. Then narrow the choice to a pair or trio of registered projects and weigh carpet area against all-in cost.
