Prestige Group in Bangalore: Size, Projects and What to Verify Before You Buy

Shortlist enough Bangalore flats and Prestige Group will turn up, because the builder has projects in almost every direction. This guide begins with the numbers behind the name, then moves to the map, the legal structure of its sales and the steps to complete before paying. Reputation is only a starting point. The RERA record of the chosen phase is what actually binds the seller.
Numbers for 2026
Crisil released a developer grading note on 10 March 2026, and its figures describe the group's scale well:
- Finished to date: 313 projects with 206 million sq ft of built area
- In progress: 65 projects totalling 126 million sq ft
- Waiting in the pipeline: 63 projects of 69 million sq ft
- Cities served: 14, ranging from Chennai, Hyderabad and Pune to Mumbai, Kochi, Goa, Delhi-NCR and Bangalore itself
Housing comes as apartments, villas, row houses and plots. Beyond housing, the group has offices, tech campuses, retail centres and hotels. Sales in the financial year to March 2026 were near Rs. 30,025 Crore, and cash collected was near Rs. 18,515 Crore, each a record.
What DA1+ Tells a Buyer
The agency also kept its DA1+ grade for the listed flagship, Prestige Estates Projects, which runs to 9 March 2027. In plain terms, the agency finds the company's record on quality, deadlines and clean title transfer to be excellent. That is a view of the company, and an individual project can still differ.
The risks the agency lists deserve attention as well. Large projects in Mumbai and Delhi-NCR carry funding and execution risk, and some joint ventures lean on partners.
A Local Company Since 1986
This is a Bangalore firm, founded here in 1986, and Irfan Razack serves as chairman and managing director. The head office is in Prestige Falcon Towers off Brunton Road, and the flagship company trades on the NSE and the BSE.
The first projects were small and central. Over time the group moved out towards Whitefield and the airport corridor, then south along Sarjapur and Kanakapura roads, adding tech parks, malls and hotels as it went.
Because it is listed, audited quarterly results and exchange disclosures are public. These help in judging the company, though they say little about the tower under consideration.
Where to Find the Projects
Each direction of Bangalore has a Prestige cluster, divided as follows:
- North, around Devanahalli and the aerospace park: plotted layouts, Prestige Parklane and Prestige Golfshire, a villa estate
- East, at Whitefield and Varthur: Prestige Lakeside Habitat, a 102-acre campus, plus recent towers off the main road
- South-east, off Sarjapur Road: the Prestige City township of apartments, villas and plots
- South: apartment townships along Kanakapura Road and the Bannerghatta side
- Central: boutique buildings on small plots, mostly delivered long ago
In the townships, first-time buyers will mostly see 1 and 2 BHK plans. Growing families move to 3 and 4 BHK homes, and the northern plotted layouts suit buyers of land.
Most Prestige homes in the city are already built, which keeps resale listings plentiful. An older campus lets a buyer see the actual flat and take possession without delay. A new launch offers current designs and instalments, with possession four or more years out.
Promoters and Phases
Do not assume the listed parent sells every Prestige-branded home. The RERA promoter can be a sister company, and land owners may co-promote where the land is developed jointly. North Bangalore's latest launches follow each pattern.
The registered promoter is the party that signs the sale agreement. In a joint development the flat on offer could come from the land owner's portion, so it is worth asking directly. The promoter name is on the RERA portal.
Campuses are also registered one phase at a time. Every phase has its own registration number, deadline and escrow account, so rely on the facts of the phase being bought.
Settle These Before Paying
A well-run developer reduces risk without removing it. Apply these steps to whichever Prestige project is on the shortlist:
- Search the portal for the right phase and write down who the promoter is and the date registered for completion
- Place the date given by the sales team beside the progress reports filed every quarter
- Find out when earlier phases of that campus were really handed over
- Read the complaints against the promoter and how each one closed
- Request a full cost sheet that lists parking, the club, GST, deposits and maintenance collected in advance
- Confirm the registered source of water and the supply plan after possession
- For pre-launch offers, keep payments refundable until the RERA number is issued
Several launches today show completion in 2030 or later. Paying rent along with an instalment calls for a budget covering the whole period, with a cushion for delay. In resale the attention shifts to the title the seller holds, the occupancy certificate and what is owed to the association.
Weighing Launch Against Resale
The two routes differ in time and cost. A launch has the freshest layouts and spreads payments through construction, but the buyer waits and pays GST on the price.
A resale deal closes quickly, carrying stamp duty and registration but no GST. Before deciding, the buyer can look at the flat, how the campus is kept and what the maintenance bill is. Older campuses also give a benchmark for judging a nearby launch.
Our team can share up-to-date rates and availability for Prestige homes in Bangalore, launches and resale both. A visit to a finished campus and to a live construction site is a quick way to judge delivery.
