New Job in Bangalore? How to Sort Out Housing Before and After You Arrive

A new posting in Bangalore forces a few housing calls, some of them urgent. Where to stay on arrival, whether to purchase, and what to do about the home at the previous address are the usual ones. The guide below answers each in turn and finishes with what to do during the first weeks in the city.
Should You Rent First?
For most people, yes. A lease of six to twelve months costs less in commitment, and it buys time to learn how the city really works. A road that seems short on a map can take an hour at peak time, and the difference between east and north can be large.
A purchase carries costs that a tenancy avoids. In Karnataka, a flat priced over Rs. 45 Lakhs attracts 7.6% of its value in stamp duty and registration, which is lost if you resell fast. Tenants part with a deposit that comes back, and they are free to go whenever work or schooling shifts.
Numbers make the point. Take a Rs. 1 Crore apartment: the bank lends Rs. 75 Lakhs at most, leaving Rs. 25 Lakhs for you, and stamp duty with registration adds roughly Rs. 7.6 Lakhs. A 20-year loan for the Rs. 75 Lakhs with interest at 8.5% annually produces an EMI close to Rs. 65,087, and other prices can be tried in the EMI calculator.
Exceptions exist. If you have lived in Bangalore before, hold a steady job and expect to stay a decade, a year of renting adds little. The same applies to anyone whose old home has been sold and whose money must be reinvested inside the period the tax law permits.
The Property Back Home
You have three choices: keep it empty, give it on rent or sell. Your expected length of stay settles which.
Empty
Short assignments with a clear return date justify this. The costs go on, since the dues to the society, municipal tax, the insurance premium and any loan instalment must still be paid. Someone close by should open the doors now and then, look for damp and keep in touch with the residents' body.
On rent
A tenant's payments can cover a share of what you pay here, though less than all of it if the earlier city is smaller. Drafting a proper agreement, verifying the tenant and appointing a local contact for repairs make remote landlordship workable. The income is taxable, and the treatment of loan interest differs for a rented home versus one you live in, so a tax adviser should check the numbers for the transfer year.
Sold
Sell when the stay is permanent and the cash will help buy here. The process runs for months, and a hasty deal usually yields a lower price. Because gains tax and reinvestment relief depend on dates and sums, discuss the sale and the new purchase with an adviser ahead of any signature.
Which Part of Bangalore?
Start from the workplace. Big employers cluster in a handful of belts, so a home on your office's side of town removes most commuting pain. The corridors, with the neighbourhoods near each, are:
- East: Whitefield, its tech parks, and Namma Metro's Purple Line.
- South-east: the office belt on the Outer Ring Road, Marathahalli to Bellandur.
- South, Electronic City and the Yellow Line.
- North: the airport road, along with Hebbal and Manyata Tech Park.
Travel the route yourself at office hours before putting your name to a lease. If your partner works elsewhere, count that office too, and consider a spot on a metro line between the two.
School decisions follow for families. Admission timing, boards and bus routes all differ, and spare seats in senior classes are scarce once the year has started. When a child is already in a senior class, pick the school first and let its bus route guide the search for a flat.
Check the basics of daily life as well: the water source, backup power, the nearest hospital and how the lane outside copes during monsoon downpours. Residents of the building can tell you plainly.
Is the Offer Worth Taking?
A larger pay cheque is one input. The deciding figure is what remains each month after housing, education, travel and day-to-day spending in Bangalore. A person who owns a paid-up house elsewhere gives up living without rent, and that cost goes into the comparison.
Before you accept, write both cities down side by side with these lines:
- Monthly take-home pay of everyone who earns.
- Rent or loan instalment, plus apartment maintenance.
- School costs: fees, admission and transport.
- Commuting, counted in money and in time.
- Shifting costs, paid once: packers, deposits, furniture, vehicle paperwork.
- Fares for family visits home, a recurring expense over a long distance.
Personal reasons weigh beside the arithmetic. Your spouse's job, your child's school year and care for parents often settle it. Settle on the probable length of stay too, as a short move and a permanent one need different housing.
Your First Weeks
Do these early, rented home or owned:
- Have the lease written down, naming the rent, the deposit, the notice you owe and any yearly rise.
- Photograph every room on handover and list any damage in the lease.
- Give the new address to your employer and bank, and correct identity papers.
- Take care of registration for an out-of-state car or two-wheeler.
- Store rent receipts and landlord details, which the tax declaration at work needs.
Registration has a limit. Once a vehicle has spent more than a year in Karnataka, the 1988 Motor Vehicles Act, section 47, calls for a new registration mark. The application is made at the regional transport office covering your area, with a clearance letter obtained from the earlier registering authority.
When Buying Makes Sense
Wait until the job is a few months old and the family has settled on a part of town. Actual monthly spending will be known, so the budget will rest on facts. Searching near the rented home is common, because the route to work and the schools are already familiar.
On the state RERA portal, read each shortlisted project's registration, promised completion date and quarterly updates. Total the whole outlay per home: stamp duty, registration fee, GST on flats under construction, deposits and interiors. These steps hold for any home in Bangalore, whatever the zone.
