Mahindra Lifespaces FY26 Results: Numbers, Bangalore Holdings and Buyer Checks

Home buyers eyeing a Mahindra project in Bangalore can look behind the brochure at audited numbers. Mahindra Lifespaces, the Mahindra Group's listed property business, published FY26 results on 28 April 2026 for the year that closed in March 2026. What follows explains them simply, shows the company's holdings in the city and draws conclusions for a purchase.
The Business
The company is Mumbai-based and works through two arms. One builds apartments across Pune, Mumbai, Chennai, Bangalore and other cities. The other, abbreviated IC&IC, creates parks for industry and whole planned cities, with big sites close to Chennai and Jaipur. Listing on the stock exchanges means audited accounts every quarter, a level of openness that private builders seldom match for buyers.
How FY26 Turned Out
New home bookings, which the industry calls pre-sales, came to Rs. 3,405 Crore, whereas FY25 had managed Rs. 2,804 Crore. Add the industrial and integrated-city business and total sales were 25% ahead at Rs. 4,118 Crore. Buyers handed over Rs. 2,107 Crore in residential collections, and saleable space of 3.53 million square foot was sold.
IC&IC contributed revenue of Rs. 713 Crore. Group profit after tax jumped to Rs. 298 Crore, against Rs. 61 Crore a year earlier. Operations generated Rs. 840 Crore of cash.
The ratio of net debt to equity was minus 0.27 at year end, which signals a cash surplus, and the board proposed a final dividend of Rs. 3.5 a share. January to March was the busiest quarter, with Rs. 1,633 Crore of bookings and profit of Rs. 90 Crore, up from Rs. 85 Crore. The company credited Blossom, Marina64 and NewHaven for the year, and two of those launches are in Bangalore.
Where the Pipeline Comes From
Projects added in FY26 are worth Rs. 18,060 Crore in gross development value (GDV), which is the sale value expected after a parcel is built and sold. Unlocking the company's Thane land delivered Rs. 7,500 Crore. FY25 had contributed around Rs. 18,100 Crore, so two years of additions dwarf annual sales and promise a steady run of launches.
Mahindra in Bangalore
Bangalore ranks behind Mumbai and Pune for the firm, but new sites have arrived here every year since 2022. Five items make up the Bangalore picture.
Mahindra Eden, which is on Kanakapura Road, is finished: its 527 homes were built in two phases, the first receiving its occupancy certificate in December 2025 and the second in April 2026. At Singasandra, Mahindra Zen has two towers with 228 homes, and its RERA filing dates from March 2024 with completion due in December 2028. Next to it, Mahindra NewHaven is a single 119-home tower registered in April 2025 and due in December 2029.
Whitefield's Mahindra Blossom received its RERA registration in December 2025 and is due in October 2030. It occupies 9.4 acres of land beside Hope Farm in Whitefield, bought by the company in March 2024, when the land was described as holding around 1.2 million square foot and Rs. 1,700 Crore of GDV. The launch has since happened, so descriptions calling the land unlaunched are outdated.
North Bangalore holds the fifth item: two adjoining purchases near the airport, alongside the Bangalore-Hyderabad highway, with a joint GDV of roughly Rs. 2,100 Crore. A 8.2-acre purchase came in January 2025, and 8.79 more acres followed in the village of Navaratna Agrahara that June. Doddajala, a planned station on the metro line to the airport that is being built, is 1.8 km from the first parcel, and the state RERA portal had no entry for these plots in early October 2026.
Mitsui Fudosan Joins In
Word of a tie-up between Mahindra Lifespaces and the Mitsui Fudosan Group of Japan came in February 2026. The partnership is described as long-term, and Blossom is its first project. The results statement records the deal as closed in March 2026.
The regulator's portal reflects it. Mahindra Blossom Developers Limited took over the registration in June 2026, with its registration number and completion date unchanged. Agreements therefore go to the JV entity, and the same name must appear on the agreement, the receipts and the RERA account.
Three Takeaways for Buyers
Cash comes first. Holding more cash than debt reduces dependence on new bookings to keep construction going, so the odds of a stalled project fall.
Delivery is next. Eden's two phases got occupancy certificates over twelve months before the registered March and July 2027 dates. A single project proves little, so each new project needs its own look, and the updates filed every quarter with RERA reveal each tower's progress.
Pricing is last. With sales strong and the balance sheet healthy, discounting for cash is unlikely, so firm price lists are the likelier outcome. Measure the rate on carpet area against other projects nearby.
Before You Book
A buyer purchases a single flat in a single project, so these steps connect the company's numbers to that decision.
- Look up the project at the Karnataka RERA site, then record who the promoter is and when completion is promised
- Insist on the carpet area in writing and divide the price by it
- Request an itemised list: advance maintenance, deposits, car park, floor rise
- Transfer money only to the designated RERA bank account
- Study when possession is promised and what the draft agreement says about delay
- See a finished Mahindra project in the city and ask residents how handover and maintenance have gone
Registration should come before any commitment on land that is not yet registered, because the Act allows advertising and bookings only afterwards. We can tell you where any Mahindra project in the city currently is.
