Understanding Carpet, Built-Up and Super Built-Up Area Before Buying in Bangalore

A flat sold at 1,300 square feet in Bangalore may offer a family only around 800 square feet to live in. The balance goes into wall thickness, balconies and a portion of the tower's shared areas. Knowing where the two numbers part ways keeps a buyer from paying for space that cannot be used. This guide covers the terms, the legal definition, a simple way to compare flats and the remedy if the delivered area is off.

What RERA Counts

RERA's Section 2(k) gives the legal meaning. Carpet area is the floor of an apartment that can actually be used, counting the walls between rooms. Outer walls, shafts for services, a private balcony or verandah and a private open terrace fall outside it.

When a project is registered, the carpet area of every apartment type goes on record. The agreement for sale then fixes the price against that number and mentions balconies and terraces separately. A big balcony can therefore push the price up while the carpet figure stays the same.

The Sales Brochure Versus the Agreement

Marketing material favours the largest number, while the registered paperwork follows carpet area. Three terms are in circulation.

  • Carpet area: usable indoor floor, with internal partition walls
  • Built-up area: carpet area along with external walls, balconies and utility areas
  • Super built-up area: built-up area plus a slice of the common parts such as lobbies, lifts, stairs and the clubhouse

The law covers the first alone. The others are market conventions, and developers differ on how much shared space they add. Two projects can therefore print the same size for homes of unequal usable area.

Where Loading Comes From

Loading is the difference between saleable and carpet size, and it funds walls, balconies and each owner's slice of the common areas. It can be stated against either figure, so one flat shows two percentages.

Using the 1,300 and 800 square feet above, the 500 square feet of loading is 38% of the saleable size and 62% of the carpet size. Carpet efficiency, meaning carpet divided by saleable, is about 62% and avoids the muddle.

Anarock Research reported the average loading in Bangalore at 41% of saleable area for January to March 2025, against 30% in 2019. New projects thus deliver roughly 59% of the advertised size as carpet area. Amenity-heavy schemes with large lobbies and many lifts load more, and heavier loading also lifts maintenance, which is mostly charged on saleable area.

A Fairer Yardstick

A price sheet quotes a rate on saleable area. To see the cost of space that can be used, divide each flat's price by its carpet area.

Point of comparisonFirst flatSecond flat

On the developer's quote the two look the same. The first flat gives 65 square feet extra, about a study's worth, while the second costs nearly 8% more per usable square foot. The numbers are an illustration of a method that suits any pair of homes.

Each unit type's carpet area is on the Karnataka RERA portal under the project record. Our pages on Whitefield and other areas show the sizes builders publish, which are saleable unless stated otherwise.

If the Delivered Size Is Different

The model sale agreement under RERA handles a mismatch. Once the building is complete and has its occupancy certificate, the final carpet area is confirmed and the price is recalculated at the agreed rate per square foot.

If the area turns out smaller, the buyer is repaid the excess in 45 days with interest at the prescribed rate. If it turns out larger, the builder may collect more, up to a ceiling of 3% above the agreed figure. In Karnataka the interest rate is the SBI highest MCLR plus 2%.

Measuring the flat before the possession letter is signed is sensible when the size is in doubt. Section 14 also requires written consent for any change to the approved plan or layout, minor edits aside.

Which Number Does What

Each part of the purchase relies on a different measure, and mixing them leads to errors.

  • Agreement price: carpet area, with balcony, terrace and parking shown on separate lines
  • Maintenance: normally saleable area
  • Land share: in step with the flat's proportion of the whole project
  • Bank valuation: the valuer's own measurement of carpet and built-up areas
  • Interiors: room dimensions from the floor plan

A home priced above Rs. 45 Lakhs in Karnataka pays stamp duty of about 5.6% including cess and surcharge, with 2% for registration, and the guidance value sets a floor. The EMI calculator folds these costs into the loan figures.

Before Paying the Booking Amount

Put these requests to the sales team and keep the replies in writing.

  1. Provide the carpet, balcony and saleable numbers for the specific unit
  2. Tally the carpet figure against the portal entry for that unit type
  3. Calculate the price per carpet square foot for each flat on the list
  4. Study room sizes on the plan, because equal carpet areas may hide unequal rooms
  5. Find out which area maintenance and the corpus fund are based on
  6. Check that the agreement has the usual clause covering a changed carpet size

Show flats help, though many have slim furniture and no doors, so a tape measure in a bedroom tells more. For help with a particular project, write through the contact page.

Frequently Asked Questions

Which area figure is used in price sheets?+
Price sheets usually use super built-up area, also called saleable area. It includes the carpet area, outer walls, balconies and a proportion of lobbies, lifts, stairs and clubhouse, so it is always larger than the carpet figure.
Are balconies counted in carpet area under RERA?+
They are not. Section 2(k) of the Act excludes exclusive balconies, verandahs and open terraces, plus external walls and service shafts. These areas are shown as separate items in the agreement for sale.
How high is loading in Bangalore projects?+
Anarock Research recorded average loading of 41% of saleable area in Bangalore in the first quarter of 2025, against 30% in 2019. In practice carpet area is close to 59% of the size advertised.
Can a buyer get money back if the flat is smaller?+
Yes. The model agreement for sale requires the developer to refund the excess within 45 days with prescribed interest. A larger flat can cost extra, but only up to a 3% increase on the agreed carpet area.
Where can the carpet area of a flat be confirmed?+
The Karnataka RERA portal lists the declared carpet area of each unit type in a registered project. Compare it with the figure in the developer's written offer and in the registered agreement.
