Brigade Enterprises in 2026: Timeline of Results and Deals for Home Buyers

Reading a builder's financial year is easier when it is laid out in date order. For Brigade Enterprises, the sequence runs from a Bangalore start in the 1980s to a joint venture in April 2026, a results release in May and a fresh quarterly update in August. The sections below follow that timeline and then turn to what it means when choosing a flat.

1986: A Bangalore Developer Goes Public

Bangalore is where Brigade Group started in 1986, and its listed arm, Brigade Enterprises Limited, now answers to stock exchange rules. Residential towers are only one line of work, alongside offices, retail space, hotels and schools. The Brigade Gateway enclave in Malleswaram-Rajajinagar, home to the World Trade Center in Bengaluru as well as Orion Mall, is the name most people recall.

Listing means audited numbers every quarter. A buyer gets to see how the company that will deliver the flat is actually faring.

Late April 2026: The Whitefield Partnership

The exchanges were told on 29 April that Brigade had formed a 50:50 venture with Bain Capital. The target is a mixed-use site of nearly 11 acres on ITPL Main Road, adjoining the metro station at Whitefield.

The plan has two parts: a hotel rated five-star, with 250 keys, and two million square feet of offices built to Grade A standard. Spending of about Rs. 2,200 Crore is planned, and construction would last roughly 40 months after approvals come through. Apartments are not part of it, so a flat buyer sees no new choices, only a stronger job base near existing Brigade housing.

6 May 2026: The FY26 Results

Brigade reported FY26, covering April 2025 to March 2026, on 6 May. The table sets it beside FY25 where both are known, with money in Rs. Crore.

MeasureFY26FY25
Net profit (consolidated)724.76680.47
Homes booked (pre-sales)7,4247,847
Total income5,9095,313.54
EBITDA1,638-
Realisation a sq ft (Rs.)12,107, a 9% rise-

Shareholders were offered Rs. 2 on every share as a final dividend, and a bonus of one share per three held. About 10% of bookings came from buyers abroad, and new launches supplied 43% of them.

The reason bookings slipped

Sales bookings depend on supply that is ready to sell. Brigade had planned close to 12 million square feet of launches but delivered 8.3 million, and it cited slow approvals. Many launches therefore landed late in the year, while 3.3 million square feet of Chennai projects slid into FY27.

Profit tells a different story, because it follows completions. It rose as earlier sales turned into handed-over homes.

August 2026: April to June Numbers

Results for the opening quarter of FY27 followed the same shape. Bookings were Rs. 1,061 Crore, nearly 5% down year on year, while the realisation reached Rs. 14,256 a sq ft, the highest on record and a gain of 21%. Customer receipts grew 7% to Rs. 1,856 Crore.

The pre-sales target for FY27 remains Rs. 9,000 Crore. It had pencilled in launches near 12 million square feet across the four quarters that came after the FY26 report.

Reading the Numbers as a Buyer

Regular collections and profit point to cash flow strong enough to keep sites running. That reduces the chance of a stalled project caused by a funding gap, one of the main fears with unfinished flats.

Prices deserve a second look. A 9% annual rise followed by a 21% jump suggests buyers are paying more, partly through a richer unit mix and partly through increases in live projects. Expect discussion to centre on the payment plan, floor rise and preferred location charges, because the base rate is unlikely to fall much.

The limits are just as clear. Group results cover many sites across Bangalore, Chennai and Hyderabad, so one phase can run late for its own reasons, perhaps a pending approval or a land matter.

Before You Book: A Short Checklist

Whatever the accounts say, each purchase rests on its own paperwork. A sensible list runs as follows:

  • Locate the project's RERA number for Karnataka and compare the registered completion date on the state portal.
  • Go through the quarterly updates filed for the project.
  • Confirm that the exact phase has separate registration and approvals.
  • Request a cost sheet in writing showing the base price, parking, club charges, GST, stamp duty and floor rise.
  • Prefer payment plans linked to construction milestones.
  • Walk through a recent handover by Brigade in the same locality.

East Bangalore launches like Brigade Granada in the Kadugodi area are a fair place to apply the list. Registration details and cost sheets for any Brigade project can be requested from the team.
