Is Bluejay Signature Worth a Look? Plots Off Tumkur Road Explained

West Bangalore has few plotted layouts left with a sanction from the Bangalore Development Authority, and Bluejay Signature is among them. It occupies the Tippenahalli stretch off Tumkur Road and offers 226 compact sites. This guide goes through the registration trail first, then the sites, the money involved, the surroundings and a short list of checks.
What the Registration Shows
Karnataka RERA approved the layout on 22 July 2020 under number PRM/KA/RERA/1251/309/PR/200722/003488. Mr. Pradeep Krishnappa is the promoter on file, and the BDA is the approving authority. Marketing happens under the Bluejay name.
Development started in September 2019. A completion target in early 2022 was first pushed back by a few months, and the final extension runs to 4 November 2023. On 31 January 2024 the promoter filed for completion with RERA, and the file holds a completion certificate.
Put simply, the registered period has ended and development is reported complete. Two papers show where a given plot stands. One is the BDA's release order naming the plot number, and the other is the khata that makes the plot a separate property in civic records.
Sizes and Land Use
All three site sizes are meant for a single independent house. They are 600 sq ft (a plot of 20 ft by 30 ft), 800 sq ft (20 ft by 40 ft) and 1,200 sq ft (30 ft by 40 ft).
The land area on RERA is 37,028 sq m, which converts to around 9.15 acres, with half set aside for plots and the rest for roads, parks and open space. Under the registration the developer has undertaken to lay internal roads, supply water, build drainage and bring power.
The position of a plot in the layout and its facing alter the plot's price as well as the house it can carry. Setbacks bite harder on the smallest site than on a bigger one. Ask for the approved layout drawing and note down the plot number, its size and how wide the road outside is.
Prices and Extra Charges
The smallest plot is priced from Rs. 66 Lakhs and the middle one from Rs. 88 Lakhs, roughly Rs. 11,000 for each sq ft in both cases. The 1,200 sq ft plot begins at Rs. 1.44 Crore, close to Rs. 12,000 a sq ft.
GST does not apply to land. Buyers pay stamp duty (5.6% effective, on amounts over Rs. 45 Lakhs) and 2% for registration, which together come to roughly Rs. 5.02 Lakhs on a Rs. 66 Lakhs plot. Add khata fees, legal costs and any maintenance deposit, and insist on one written total.
Banks give a lower share of the value for a plot than for a flat and a shorter repayment term. Early planning is easier with the EMI calculator. Plan sanction and construction of the house are a different budget for later.
Location and Daily Travel
The land falls under Sy. Nos. 17 and 19 of Karivobanahalli village, in Bangalore North taluk (Yeshwanthpur hobli), pincode 560073. A road through Tippenahalli leads to it, close to Tumkur Road. A few listings give the name Gangondanahalli, so make sure your sale papers carry the registered village.
The nearby connections include:
- The Peenya industrial area, a very large factory cluster
- NH 48, which links Yeshwanthpur with Nelamangala
- The Green Line metro, running to Madavara after a roughly 3 km extension that opened on 7 November 2024
- Yeshwanthpur railway station, down the same highway
Jalahalli Cross, Dasarahalli and Yeshwanthpur supply schools, hospitals and shops. The proposed metro from Madavara to Tumakuru has not progressed beyond the proposal stage. Rush-hour traffic on the highway is dense, which makes a test drive at that hour worthwhile.
Who Might Choose It
The layout will interest people planning to build a home of their own, especially if they work in Peenya or Yeshwanthpur. Owners who value a BDA-sanctioned layout will notice it, and the compact sizes keep the entry price below that of large villa plots.
A plot is land and nothing more, so the house is a further round of spending. Buyers wanting a ready house, or the common facilities of an apartment complex, are better off with built projects.
About the Builder
Bluejay Enterprises focuses on villas and plotted layouts around Bangalore. Bluejay Malgudi and Bluejay Atmosphere are its completed projects here. A trip to one shows how the developer maintains roads, parks and utilities after handover.
Documents to Collect and Questions to Ask
In a plot sale the papers count for more than a brochure. Run through this list:
- Check that the number, promoter, survey numbers and count of sites match the Karnataka RERA portal
- Collect the BDA's release order and the completion certificate, and confirm that your plot number is on the order
- Give a lawyer the conversion order, the title papers and an encumbrance certificate that covers both survey numbers
- Find out which body issues the khata and if an e-khata will do for registration
- Go to the plot and see if the road, drain, water pipe and electricity line have arrived
- Ask about common facilities, their maintenance and the monthly charge
- Check with two lenders that they would finance this plot
Plots open for sale and their prices change weekly. Our team can tell you what is available now and send the price sheet.
