Winning a BDA Plot Online: Deposits, Deadlines and What to Verify First

Few property purchases in Bangalore carry deadlines as tight as a plot won at a BDA e-auction. The BDA, the city's development authority, sells many residential sites this way, and over 240 were on offer across two rounds in 2026. This article follows a site from listing to final payment, then covers the costs after the bid and the checks before it.
Is a BDA Plot Really Cheaper?
Often people assume so, but nothing assures it. A reserve price only marks where bidding begins, and in a popular layout rivals can lift the figure to market levels or beyond. A better reason to buy is the layout itself, which a public body formed and which has a clear title chain.
A maximum price fixed before the round opens protects against bidding fever. Recent registered sales in the layout and the price of finished sites close by indicate a fair ceiling.
How the Bidding Works
Registration, deposit, bidding and results are all done on the internet. After registering, a bidder pays an earnest money deposit (EMD) of Rs. 4 Lakhs on each site wanted, then bids while the announced period lasts. When it ends, the site goes to the highest valid bid.
A losing bidder is credited the EMD in about a month. For the winner it becomes part of the first payment.
What Must Be Paid, and When
Two payments follow a win, each on a strict clock. From the declaration, the winner has 72 hours to pay a quarter of the bid, minus the EMD. The rest, three-quarters, is then due in 45 days from the date of the allotment letter.
A late or missed 72-hour payment forfeits the Rs. 4 Lakhs EMD. Lenders rarely work so fast, so the first quarter and the EMD should already be in the account.
Suppose a bid of Rs. 80 Lakhs wins. A quarter is Rs. 20 Lakhs, so Rs. 16 Lakhs is due in three days after the EMD is adjusted. The other Rs. 60 Lakhs is due within 45 days.
The Rounds Held in 2026
In May 2026 around 75 sites, residential and commercial, were auctioned across the authority's layouts, and some had come back to it after encroachment drives or court cases. The layouts included Banashankari, Anjanapura, Arkavathy Layout and Sir M Visvesvaraya Layout.
The 13th e-auction came in July, with 175 residential sites. Registrations opened on the 13th and closed on 27 July, and bidding ran from the 28th to the 31st. Layouts on offer ranged from Arkavathy and Anjanapura to Koramangala, BTM Layout and Banashankari 6th Stage, with Sir M Visvesvaraya Layout as well.
Reserve prices by layout
Reserve prices are quoted per square metre. The floor reported at Banashankari 6th Stage was Rs. 60,000 (roughly Rs. 5,570 per sq ft). Arkavathy Layout was between Rs. 73,500 and Rs. 87,500, BTM 4th Stage was Rs. 1.30 Lakh, and Koramangala and Banaswadi stood highest at Rs. 1.40 Lakh (roughly Rs. 13,000 per sq ft).
Extra Costs
The winning bid is not the final outlay. Stamp duty is 5% plus surcharges for property above Rs. 45 Lakhs, and the Karnataka registration fee is 2%, as it has been since 31 August 2025. Once the price touches Rs. 50 Lakhs, the buyer must deduct 1% TDS and deposit it with the tax department. Then come the khata transfer, property tax and, later, the cost of construction.
Checks Before Registering
"As is where is" means the land is taken as it stands. In newer layouts, roads, drainage channels, water lines and street lights may be unfinished, so a visit before bidding is part of the process.
- Confirm the exact plot, its access, the width of the road and the buildings next door
- Look at the drains, the water supply and the power lines around the site
- Learn whether the plot came from an encroachment case or a court dispute, and read the order
- Go through the conditions printed for the round
- Keep money ready for the EMD and the first payment due in 72 hours
- Talk early to a lender if a plot loan is meant to pay the 45-day balance
Banks treat plots differently from homes. They tend to fund a smaller share, sometimes over a shorter term, and may want the allotment letter first. That leaves little room inside 45 days. The EMI calculator estimates the monthly outgo ahead of time.
Choosing Between a Site and a Ready Flat
Anyone planning to build will find a sound base in an established layout like Banashankari. A buyer who wants a finished home with services close by could look at ready flats in JP Nagar and neighbouring areas. The decision follows the budget, the schedule and how willing the buyer is to supervise a build.
