Assetz Mizu & Ki near Hennur Road: A Buyer's Primer (October 2026)

Assetz Mizu & Ki

A four-bedroom home with its own lawn or rooftop deck is hard to find at this end of the city, which is why Assetz Mizu & Ki draws attention. Assetz Property is developing 188 villaments here, close to Hennur Road. The guide below covers who the homes suit, what they cost, the registration, the timeline and the questions to put to the sales team.

A Quick Look at the Homes

A villament is a villa-sized residence inside a low-rise gated community. Here the choice is between a garden at ground level and a terrace one floor up, and bedrooms stay at four either way. In both, the carpet area is roughly 80% of the saleable area.

Type 01Garden3,070 sq ft2,463 sq ftRs. 3.80 Crore
Type 02Open terrace3,538 sq ft2,809 sq ftRs. 4.60 Crore

Block and position change the final amount, so request the drawing of the exact home under offer. It should show the lawn or deck, not just the rooms.

Who Is the Buyer?

The natural fit is a family that has outgrown a 3 BHK and has Rs. 3.80 Crore or more to spend. It also suits people who want private open space without running a standalone house. Delivery is planned for 2030, so it does not suit a household that needs a home quickly.

The plot measures about 8 acres, although press material says 8.2. Dividing 188 homes by the land gives about 24 per acre. That is a thin crowd compared with a high-rise campus, and the shared amenities spread across fewer people.

Cost Beyond the Headline Price

On entry prices, one saleable square foot costs about Rs. 12,380 in Type 01 and about Rs. 13,000 in Type 02. Going for the terrace adds 468 sq ft and Rs. 80 Lakhs. Individual units may be priced higher than these starting figures.

Several more payments fall outside the quote:

  • GST at 5% for a home under construction
  • Karnataka stamp duty, which is 5% above Rs. 45 Lakhs and 5.6% once cess and surcharge are included
  • Registration at 2%
  • Covered parking, club membership and any premium tied to floor or location
  • Maintenance deposit collected around handover

A buyer planning to borrow can test the numbers on the EMI calculator. Ask whether payments follow construction stages, since the build runs for several years.

RERA Number and Handover

The project is registered with Karnataka RERA, which issued PRM/KA/RERA/1251/446/PR/070826/008862 on 7 August 2026. On the portal, buyers can view the approved plan, the units registered and the completion date declared there. An agreement signed after registration is covered by the RERA Act.

Dates for possession are not uniform. December 2030 appears on the project page, while a news update speaks of August 2030. Whichever the builder confirms, make sure the agreement for sale spells out one.

Clubhouse and Outdoor Facilities

The clubhouse, about 18,000 sq ft, will occupy the middle of the community, with green courts around it. Planned features run as follows:

  • A temperature-controlled swimming pool and a separate pool for children
  • Three racket courts: tennis, badminton and pickleball
  • Outdoor fitness equipment and a yoga deck
  • Indoor games and table tennis
  • An amphitheatre, a party lawn and a park for pets
  • A play area for younger children

The Neighbourhood

The address is the village of Chikkagubbi, past the Outer Ring Road on Hennur Road's northern side. Another Assetz development, Assetz Soul and Soil, was completed in the same village. Seeing it gives a feel for the finish and upkeep.

Outside rush hour, the quoted drive time to the airport is about 35 minutes. Yelahanka is 24 minutes, Manyata Tech Park 22 and VIBGYOR High School 18. Bhartiya Mall of Bengaluru is 14 and New Life Speciality Hospital 6.

The nearest metro plans are on Bellary Road, where the airport Blue Line is under construction. Hennur Road itself has none. Evening traffic builds up, so drive the route during working hours. More about the corridor is on the Hennur Road area page.

The Builder in Brief

Assetz Property began in 2006. Assetz Property develops apartments, row houses and plots across the northern, eastern and southern parts of Bangalore. Its finished communities include East Point in Bellandur and 63 Degree East off Sarjapur Road, besides the Chikkagubbi project mentioned above. New launches concentrate in the north.

Checklist for Booking Day

Before any booking amount changes hands, go through these points:

  • Cross-check RERA details, including how many units are registered
  • Find out if the garden or terrace is sold outright or granted as an exclusive right, and have the answer recorded
  • Get one cost sheet that adds up taxes, registration, parking, club fees and maintenance
  • Match the unit's carpet area to its saleable area
  • Ask a lawyer to inspect the title, the land conversion and any joint development arrangement
  • Study clauses on delay and the schedule of payments

Our team can say which homes at Mizu & Ki are still available. Floor plans and cost details will be shared as they come out.
