For a buyer, the first question about Assetz Marq is whether to take a finished flat or one in the tower still being built. Assetz Property has developed this Whitefield-side campus since 2017 at Kannamangala, and the answer changes the paperwork, the tax and the wait. The notes below set out the choice, the layouts and prices, and the checks that go with each option.

Finished or Under Construction?

Four of Marq's five RERA registrations are complete, which means most of the 1,927 homes are ready. The fifth, Phase 3B, is a single tower that is still rising.

A finished tower lets a buyer see the flat, the lifts and the clubhouse before paying, and a resale there is free of GST once an occupancy certificate exists. Phase 3B means waiting for its RERA date of 31 July 2027, and GST is charged on the home. Stamp duty and the registration fee are payable in either case.

The Five Registrations

Each registration is a separate project on the state portal, and the closing digits of each number are given here as a search aid.

  • The original phase (number ending 171016/000973): four towers, 469 homes, due June 2019
  • Building 2, Tower 5, known as Marq 2.0 (ending 181210/002206): 345 homes, due August 2023
  • Building 3, Tower 6 (ending 201001/003626): 345 homes, due September 2024
  • Phase 3A (ending 240122/004654): a tower of 384 homes which received its occupancy certificate during January 2026
  • Phase 3B (ending 091122/005433): a tower holding 384 homes, 14 on each of 29 floors, approved on 9 November 2022

The promoter of all of them is Assetz Whitefield Homes Private Limited. The newer towers register some studio and one-bedroom units as well.

Layouts and Prices

Buyers pick from four layouts, with areas measured as built-up. The entry plan has three bedrooms and two bathrooms across 1,377 sq ft, listed at Rs. 1.47 Crore. Two more three-bedroom plans have three bathrooms. One covers 1,630 sq ft and is listed at Rs. 1.73 Crore, and the other covers 1,937 sq ft and is listed at Rs. 2.03 Crore.

The top plan has four bedrooms and four bathrooms across 2,275 sq ft, listed at Rs. 2.38 Crore. Per sq ft the figure is close to Rs. 10,500 or Rs. 10,700, lowest on the largest 3 BHK. Floor, facing and view move the final price, and a resale follows the owner's ask and recent sales in that tower.

What a Cost Sheet Should Show

Ask for one sheet that separates each of the following:

  • The flat's own base price, with charges for floor and facing
  • GST, which applies only to a home in Phase 3B
  • Car parking, and the number of bays that come with the flat
  • Clubhouse membership, plus maintenance taken as a deposit and as advance payment
  • Stamp duty in the 2%, 3% or 5% band for the value, with surcharges on top
  • A registration fee of 2%

Getting There

The campus is in Kannamangala village, Ardendale, Bengaluru 560067, on land that carries the numbers 159/1, 159/2 and 160/1. It is the eastern edge of Whitefield, and beyond it the road leads to Hoskote and towards the Old Madras Road. Westward along the same road lie ITPL, the other Whitefield tech parks, malls, hospitals and the terminal of the Purple Line metro at Kadugodi.

Peak-hour traffic is the real test of the location, so drive the road at your usual time. The Whitefield locality page adds context about the area.

Community and Construction

One large clubhouse and landscaped gardens serve all the towers. Facilities include a pool, gym, outdoor courts with basketball, table tennis, a games room, a spa, sauna, amphitheatre and community hall. Add a jogging track and a play area for children, and, as so many towers are occupied, the upkeep is visible.

The towers use aluminium-formwork reinforced concrete, with 2.95 metres between floors. Vitrified tiles of 600 by 600 mm cover living areas and bedrooms, and anti-skid ceramic tiles cover balconies and bathrooms. Kitchens are fitted with a granite counter in black, a steel sink and a metered gas line.

Who Will Like It

Marq suits families who want generous space in Whitefield's outer belt at a price below the core, and who enjoy a big community with many facilities. It does not suit someone who prefers a small block, a low-rise 2 BHK or an ITPL address within walking distance.

About Assetz Property

Assetz Property is behind apartment, villa and plot projects across Bangalore. In this part of the city, Marq counts among its largest communities, put up in phases over almost a decade. Finished towers show the build quality directly.

Checks by Tower

Finished towers call for the occupancy certificate, the khata and a tax receipt. A resale adds the seller's registered deed and an association letter showing no dues. Phase 3B calls for the latest quarterly progress report filed on the portal.

In every case, confirm which registration covers the unit and test the lifts, water and backup power. Our team can share the homes that are open in each tower, with a worked-out cost sheet for the unit you pick.
