Assetz East Point: Is a Ready Flat on the ORR Right for You? (October 2026)

Waiting for a building to rise is the part of a purchase many people dislike. In Assetz East Point, a community by Assetz Property in Bogenahalli, that wait is over, because the flats have been occupied since October 2016. This article goes through the paperwork, the homes, the old prices and the true cost of a resale.
Papers First
Karnataka's RERA rules began in July 2017, after this community had opened. So find out from the seller if the block with the flat was ever registered, and verify that on the RERA portal of the state. For a finished building, weight goes to the occupancy certificate, the title and the khata.
Request the following from the seller:
- Occupancy certificate covering the block
- The approved plan, to be matched against the flat as built today
- The registered sale deed and earlier ownership documents
- The khata held by the seller together with the newest tax receipt
- An encumbrance certificate issued recently
- Written confirmation from the owners' association that no dues are pending
Where a loan is still running on the flat, agree in writing how the bank will close it and return the original documents. The purchase ends with registration of the sale deed and a change of khata.
Where the Community Is
Assetz East Point occupies 7 acres of raised land, beside the Intel campus, on the ORR stretch that links Marathahalli with Bellandur. Balconies on the higher floors face the East Bangalore IT corridor. Sarjapur Road is a short drive.
Embassy Tech Village, Prestige Tech Park and the Cessna campus are all near, as are the Sarjapur Road offices. Rush hour is slow on this road, and parts of Bellandur flood in strong monsoon rain. A morning and an evening test run will show the real journey time. The Marathahalli locality page covers the wider area.
Towers and Home Types
Roughly 425 homes are spread across ten apartment blocks that form three towers facing a landscaped garden. The density averages 60 an acre, which leaves more open space than many neighbours. Top floors carry the duplexes and penthouses.
Built-up areas by type:
- About 780 sq ft for the 1 BHK
- Between 1,330 sq ft and 1,350 sq ft for the 2.5 BHK, which comes with a study
- From 1,680 sq ft up to 2,450 sq ft across the 3 BHK homes and their duplex versions
- Penthouse 4 BHKs on floors 11 and 12 measure 3,400 sq ft at the least and 3,450 sq ft at the most
Vitrified tile covers the living areas, with wood in the master bedroom. Kitchens are open, fitted with granite worktops and gas piped in from a shared source. Balconies go with 3 BHK homes and larger.
Old Price List, New Reality
Starting the published list was the 1 BHK, marked Rs. 48.28 Lakhs. Then came the 2.5 BHK, marked between Rs. 82.32 Lakhs and Rs. 83.56 Lakhs, and the 3 BHK, marked between Rs. 1.03 Crore and Rs. 1.51 Crore. A 4 BHK carried prices that began at Rs. 2.10 Crore and ended at Rs. 2.30 Crore. The per sq ft rate quoted was Rs. 6,390.
Those are sales-period numbers. What a resale fetches today is the owner's decision, nudged by the level of the flat, its outlook, its direction, its condition and its parking. Deeds registered lately for flats in that block are the most honest guide when bargaining.
Because the flat is finished and has an occupancy certificate, no GST is charged. Beyond the price, a resale buyer should plan for these costs:
- Stamp duty, which rises with value from 2% to 3% to 5%, plus surcharges
- The 2% registration fee
- Khata transfer and legal charges
- A transfer fee, where the association charges one
- Maintenance payable until the sale date
- Money for refurbishment
Club East and Other Facilities
A two-floor clubhouse named Club East serves the community. Its horizon pool, kids' pool and tenth-floor gym with a city view were built for the first residents. After years of use, each can be judged as it is now.
For games the community offers a tennis court, a half basketball court, squash and badminton. Indoors, residents get a games room and a library, and outdoors a children's play area, a jogging path and the central garden.
Is It Your Kind of Home?
People who work in nearby tech parks gain a short commute. Families who want to inspect the lifts, the clubhouse and the exact flat before paying are well served by a finished community, and the smaller flats may draw tenants from the same offices.
A resale carries neither launch pricing nor construction-linked instalments. Payment is mostly due at registration, with a bank loan for the rest, and a flat used for ten years may need new fittings.
About Assetz Property
Assetz Property develops apartments, villas and plots around Bangalore. East Point was one of the earliest it completed along the ORR. In a community of this age, daily life depends on the owners' association and facility manager nearly as much as on the build.
What to Do at the Visit
Ten years of use leave marks, so inspect with care. Use this list:
- Seepage, floor wear and any change from the sanctioned plan
- How the campus drains after heavy rain, from residents' accounts
- Water supply, backup power and the lifts
- Maintenance charged each month, and the reserve fund the association keeps
- The asking price against recent deals on similar flats nearby
- A lawyer's opinion on title and the encumbrance certificate
Once a flat is shortlisted, prepare a cost sheet that adds duty, fees and repairs to the price. Other flats nearby can be compared through the Marathahalli listings.
