Assetz Earth & Essence, North Bangalore: Row Houses and Plots Explained (October 2026)

Beside the airport highway in North Bangalore, a completed community of row houses and plots now trades only through resale. Assetz Earth & Essence is the work of Assetz Property in Hosahalli, and every one of its row houses has found a buyer. The notes below describe the layout, the registrations, the house types and the amenities, and list what a second-hand buyer should verify.
Layout of the Site
Karnataka RERA records the 25-acre site as four projects, and the table orders them by land area.
| Project | Land | Homes |
|---|---|---|
| Plotted Development | 9.39 acres | 94 plots |
| Plotted Development Phase 2 | 5.70 acres | 52 plots |
| Phase 1A, row houses | 5.36 acres | 45 houses |
| Phase 1B, row houses | 2.85 acres | 22 houses of four or five bedrooms |
That adds up to 146 plots and 67 row houses. A Phase 1B house is built on three floors and comes with a pair of covered car parks.
Sizes of the Row Houses
The houses have three, four or five bedrooms, with built-up areas near 3,027, 3,308 and 4,125 sq ft in that order. Carpet areas come out lower, since walls, terraces and common areas are not counted.
RERA lists these carpet areas for Phase 1B:
- Four-bedroom houses: 14 of them, between 242.10 and 249.44 sq m, which is a little over 2,600 sq ft
- Five-bedroom houses: 8 of them, between 311.13 and 312.99 sq m, which is a little under 3,370 sq ft
The phase is organised into three buildings with 5, 9 and 8 houses, each 13 m tall. Row houses join their neighbours along the side walls, in contrast to detached villas. The buyer should obtain a floor plan, along with the measured area, for the house in question.
Inside the Earth Club
The heart of the community is the Earth Club, a clubhouse zone covering around 1.5 acres. It contains:
- A gym and a swimming pool
- Tennis and badminton courts, a half basketball court and a futsal field
- A hall for multiple uses, with a lounge and a party area
- A children's play area featuring a zipline and a treehouse
- An organic farm, with room for a farmers' market
- Retail units and a supermarket
A landscaped central area of around 13,000 sq ft adds room for play and relaxation. The community is occupied, so a visit reveals the condition of these spaces. The association's accounts and the monthly charge explain the cost.
Registrations and Where They Stand
The four registrations are held by Assetz Premium Holdings Private Limited. Phase 1B is PR/070522/004860 under the prefix PRM/KA/RERA/1251/309, and the plot phases are PR/200811/003538 and PR/211027/004375. Phase 1A has its own number in the answers at the end of this guide.
The position of each part:
- Phase 1A began on 21 June 2018, and its completion date was moved out to 30 April 2024
- Phase 1B began on 7 May 2022, and an application for completion followed in December 2024
- The first plotted phase went on record in August 2020, and applied for completion in May 2024
- The second plotted phase went on record in October 2021, and also applied for completion in May 2024
Phase 1A began as 55 row houses, and a revised plan cleared in December 2021 cut it to 45. Every row house in both phases had a buyer when completion was filed. Plans carry the approval of the planning authority for the airport area.
Address and Access
The survey numbers of the project are 17, 8/1 and 16/2, in Hosahalli Village (Bengaluru 562157), which falls in Jala Hobli of Yelahanka Taluk. On the eastern side of Bellary Road (NH 44) and north of the Yelahanka Air Force Station, the land leaves Kempegowda International Airport a short way up the highway.
Roads in this stretch mean Bellary Road: south through Yelahanka and Hebbal to the Outer Ring Road, north to the airport. Construction of a Blue Line metro line to the airport is under way on the highway. Yelahanka and the road itself have the schools, hospitals and large stores, so residents drive for most errands.
Matching Buyer and Home
Buyers wanting a big house, a private entrance and a terrace, in a community where neighbours know each other, will find this attractive. Travellers and those working near Yelahanka, Hebbal or the aerospace park benefit from the location. As the houses are ready, each room can be seen before payment.
A builder's warranty and instalments tied to construction belong to a new launch. A resale requires the entire price when the deed is registered, typically met by a home loan arranged beforehand.
The Money Side of a Resale
Sellers and buyers settle the price, so it moves with size, place in the row and interiors. The fairest benchmark is recent sales registered inside the community, and current houses and plots on offer are worth comparing before an offer is made.
Plan for these charges in addition:
- Stamp duty at 5%, rising to 5.6% with cess and surcharge, and registration at 2%
- A transfer fee payable to the association, if its rules require it
- Legal fees to examine title and draw up the deed
- Repairs and interior work
A finished house sold by its owner is outside GST. Use the EMI calculator to turn a price into an instalment and an upfront cash need.
Developer and Architect
Assetz Property builds in the northern, eastern and southern parts of the city, including apartments around Yelahanka and Devanahalli. Architecture RED of Chennai designed these row houses.
Documents That Matter
In a second-hand deal, the seller's title is examined with the same care as the builder's approvals. The buyer should obtain the following:
- The registered deed by which the seller bought from Assetz Premium Holdings, together with the earlier agreement
- The building's occupancy certificate
- Khata registered to the seller, and the newest tax receipt
- An encumbrance certificate covering the years from the first sale up to date
- A letter closing any mortgage that was taken on the house
- A certificate of no dues from the owners' association
- An inspection of structure and dampness covering terrace, walls and plumbing
Phase and house number in the deed must agree with the RERA entry. Our team can set up a visit, or compare the house with villas and row houses across North Bangalore.
