Shriram Earth occupies Sy No. 25/4 at Donnenahalli village on Mysore Road, Bangalore, within pin code 562130. The address places the layout inside a 20-acre gated development on one of the city's western approach roads.

Because the layout is finished, the roads, drains and landscaping around it are built and in use rather than drawn on a plan. A buyer can walk the site and judge it directly.

Every plot is sold out, so most enquiries now run through resale rather than the developer. Ask whether the plot on offer sits on a corner or an interior position, since that affects how much of it can be built on.

Five plot sizes were offered, from 1,265 sq ft up to 2,463 sq ft, spread across the Boutique and Premium categories. There is no built floor plan for a plot: what you buy is a defined piece of land, with the house designed and built later.

Local building bye-laws govern how much of a plot can be built up. Setback rules apply on all four sides and a separate limit caps the number of floors, so a 1,265 sq ft Boutique plot leaves less room after setbacks than the 2,463 sq ft option.

Since every plot is sold out, a buyer today works from an existing owner's site and whatever construction already stands on it. Ask the seller for the sanctioned building plan, if one exists, before deciding on further work.

Shriram Properties divided 20 acres into 381 gated plots grouped under two classifications, Boutique and Premium, alongside internal roads and common amenity zones. More than 40% of the layout is held as open space.

The plan sets aside room for a clubhouse, swimming pool, sports courts, a butterfly garden and landscaped gardens in addition to the plots themselves. A 60-foot main road and 30-foot sub roads carry the internal circulation.

Because the layout is complete, all of this exists on the ground rather than only on a drawing. A visit lets you compare the actual site against the original plan, which is not possible on a project still under development.

A clubhouse with a swimming pool and gymnasium forms the core of the layout, backed by a games room and outdoor courts for sport. A jogging track runs through the site for everyday fitness.

The greener side of the plan carries a butterfly garden, an amphitheatre and landscaped gardens with tree-lined avenues. Families get a kids' play area, an activity area and a party area within the 20-acre development.

Since the project is complete, these facilities are already functioning and open to inspection. Check who maintains them and at what monthly charge, because that cost carries on after the purchase.
