Purva South Bay Plots
Purva South Bay Plots is a finished plotted community in Kelambakkam, on Chennai's southern growth belt. It was developed by Purva Land, the plotted-development arm of Puravankara. The 18.5-acre layout holds 215 plots, with possession from 2025 onwards.
Seven plot sizes were offered, starting with an 18 x 30 plot of 540 sq ft and topping out at a 30 x 50 plot of 1,500 sq ft. Owners build their own homes, choosing the design, contractor and timeline themselves. Launch pricing began at ₹21.6 lakh for the smallest plot, or about ₹4,000 per sq ft.
The developer has now sold every size, so plots are available only on resale. Because the layout is complete, you can walk the internal roads and common areas before you commit. That is a real advantage over a plotted project that still exists only on paper.
Plots register on land value, so stamp duty and registration apply to that value, while the land itself attracts no GST. GST comes into play only if you sign a separate construction contract to build your house. Owners holding an unbuilt plot should also budget for layout maintenance charges.

There are seven plot sizes here. The compact options are 18 x 30 (540 sq ft), 20 x 30 (600 sq ft) and 20 x 32 (640 sq ft). Larger plots measure 30 x 39 (1,170 sq ft), 30 x 40 (1,200 sq ft), 30 x 42 (1,260 sq ft) and 30 x 50 (1,500 sq ft).
You design and build your own house, within local setback and floor-limit bylaws. The smaller plots leave less room after setbacks than the 1,170 sq ft and larger sizes. As all sizes are sold out, verify the plot number, dimensions and position before agreeing a resale price.
