Mantri KNS Carica sits at Donnenahalli in Tavarekere Taluk, off Mysore Road (pincode 562130). Mysore Road is the main southwest artery out of Bangalore toward Mysuru. The belt around it has drawn a string of large plotted layouts.

The project is complete, so you can drive the approach and internal roads before deciding. Handover began in December 2022, so expect some normal wear on shared infrastructure.

There is no fixed house design; each owner plans and builds independently. Plot sizes were 30x40 (1,200 sq ft), 30x50 (1,500 sq ft) and 30x54'5" (1,633 sq ft). Larger options were 30'4"x60 (1,818 sq ft) and 40x60 (2,400 sq ft).

No floor limit is published for the layout. Confirm permitted floors and setbacks with the approving authority before finalising a design. Houses already built on nearby plots give a useful reference.

The master plan spreads 384 plots across 22 acres, with over 40% kept as open space. A 60 ft main road feeds 30 ft sub-roads. The gym, amphitheatre, courts and nature trails sit in shared zones.

Plots near the amenity zones can be valued differently from those at the boundary. Ask the seller to show the exact plot on the layout plan.

A gymnasium and amphitheatre anchor the shared spaces, joined by an activity area and a kids' play area. Outdoor courts, a jogging track and organic nature trails suit active residents. A party area sits among landscaped gardens.

Every plot owner pays maintenance, built or not. Ask about the current charge and how the facilities have been kept since 2022.
