Godrej Green Cove

Godrej Green Cove sits on Nande-Balewadi Road in Mahalunge, under pincode 411045, on Pune's north-west flank. The stretch has filled out over the past decade into a dense residential pocket, with several Godrej-built towers along the same road.

That growth cuts both ways: retail and schools are close, but the road carries heavy local movement at peak hours. Because the project is finished, walk the neighbourhood at different times of day rather than judging it from a brochure map.

Three configurations cover the whole project. The 1 BHK measures 468 sq ft from ₹42 lakh, the 2 BHK 641 sq ft from ₹57 lakh, and the 3 BHK 815 sq ft from ₹72 lakh.

Inside each size, price moves with the floor and the side of the tower a unit faces. A higher or garden-facing flat usually costs more than a lower or road-facing one. Ask for the plan of the exact unit on offer, since room proportions can differ between flats of the same paper area.

The site plan packs four towers of 23 floors onto 4.3 acres, together holding 712 apartments. That is a fairly dense arrangement for the plot, so the spacing between towers matters more here than on a larger campus.

A separate master plan document shows where each tower stands relative to the clubhouse and the landscaped gardens. Use it to work out which tower faces the internal greens and which faces the road, then confirm the distances on a site visit.

The clubhouse anchors the shared facilities, bringing together a gymnasium, an indoor games area and a mini theatre. A swimming pool, a party area and retail spaces sit alongside for leisure and daily errands.

Outside, a jogging trail and outdoor courts run through gardens planted with more than 5,000 trees, with a kids' play area for younger residents. Work coves designed for residents who work from home are part of the set, and their current upkeep is worth checking on a visit.
