OMR's commercial identity was built by IT SEZs at Tidel Park, Elcot, Ramanujan IT City, and the DLF/RMZ campuses housing TCS, Infosys, Cognizant, HCL, and Accenture between Perungudi and Siruseri. This first wave of Global Capability Centre leasing created a captive white-collar renter base, and that demand has since matured: Sholinganallur, Thoraipakkam, and Karapakkam are now dense, built-out micro-markets, while Siruseri, Kelambakkam, and Padur represent the newer commercial frontier, with SIPCOT and upcoming SEZ expansions pulling both jobs and land appreciation further south along the corridor.

Connectivity remains OMR's core investment thesis and its persistent bottleneck. The stretch functions as a six-to-eight lane arterial parallel to ECR, but peak-hour congestion between Thoraipakkam and Sholinganallur is a known drag on daily liveability. Chennai Metro Phase II Corridor 4 (Lighthouse–Poonamallee, extending toward the IT corridor) is under active construction, with driverless rolling stock planned, and its eventual OMR linkage is the single infrastructure event most likely to reprice the belt. Until then, residents rely on MRTS/suburban rail feeder access near Velachery and dedicated IT corridor bus services; buyers should treat proximity to a confirmed future metro alignment as a genuine appreciation lever, not a marketing add-on.

Residential pricing across OMR is bifurcated by stretch. Established zones from Perungudi to Sholinganallur trade around ₹9,000–13,000 per sq ft, while Siruseri, Kelambakkam, and Padur remain more accessible at roughly ₹4,500–7,000 per sq ft, offering better entry yields for long-horizon investors. Citywide data puts average rental yield near 5–6%, among the strongest in Chennai, supported by constant IT-tenant churn. Liveability is anchored by Apollo and Global hospitals, DAV and Gateway school clusters, and mall infrastructure at Marina Mall and VR Chennai—adequate for daily needs, though social infrastructure density still trails the pace of residential supply in the newer southern stretches.
