Spillover demand from OMR's saturated office market has pushed IT-enabled and back-office units toward Kandanchavadi and Injambakkam, while hospitality and F&B stay dominant further south. Land parcels along the highway are increasingly zoned for mixed-use resort-cum-residential development rather than pure tourism, signaling real diversification beyond weekend leisure spending.

Connectivity is the biggest catalyst reshaping ECR valuations. The elevated corridor from TIDEL Park to Uthandi, covering roughly 15 km through LB Road and Neelankarai, is cutting travel time from nearly an hour to about 20 minutes once fully operational. Parallel road-widening and stormwater works, backed by a ₹940 crore outlay, are improving the two-lane highway's carrying capacity. The area still lacks its own metro line, but the planned OMR metro corridor inland will indirectly ease access for residents commuting toward Sholinganallur and Siruseri. Bus and cab availability is reliable, though private vehicle ownership stays near-essential for daily commuting.

Residential pricing spans both established micro-markets and emerging coastal pockets, so ranges run wide. Apartment rates generally sit between ₹7,250 and ₹11,500 per sq ft, with recent transacted averages near ₹11,000 per sq ft in pockets like Kanathur and Neelankarai; villa plots and land vary more sharply, from roughly ₹2,850 to over ₹10,500 per sq ft depending on beach proximity. Rental yields average close to 6%, respectable for a low-density coastal submarket. Expect inventory tilted toward villas, plotted layouts, and low-rise premium apartments over dense high-rises, suiting buyers wanting a quieter, sea-adjacent lifestyle near schools like Vaels International and St. Joseph's College of Engineering, with hospital and retail access concentrated closer to Thiruvanmiyur.
