Brigade Exotica is a completed high-rise community by Brigade Group at Aavalahalli, on Old Madras Road just before Budigere Cross. Two blocks rise to 35 floors on a 10-acre site and hold 454 apartments. With so few towers on that much land, a large share of the site is left open.
Three home types were built. The 3 BHK Burgandy measures about 2,990 sq ft, the 4 BHK Azure about 3,630 sq ft, and the penthouses about 4,500 sq ft at the top of the towers. Possession began in December 2017, so the homes are occupied and ready.
The developer has sold every unit, which makes resale the only route in today. Inspect the apartment and common areas, check the monthly maintenance charge, and verify that the seller's title is clean. As a completed project, a resale here attracts stamp duty and registration but no GST.
The clubhouse offers a swimming pool, gymnasium, spa and sauna. Outdoors, a basketball court, jogging track and landscaped gardens surround the two towers.
