Puravankara and Shriram in North Bangalore: Reading the June 2026 Land Announcements

Buyers following North Bangalore will have noticed that June 2026 was an active month for land. Between the first and seventeenth, Puravankara and Shriram Properties announced sites for three apartment projects. The points below cover what the announcements say, how much weight their numbers deserve and how to prepare for the launches.
Does Any of This Mean Homes Are on Sale?
At present the answer is no. Every project needs a sanctioned plan and a Karnataka RERA registration before it can be advertised or booked, and early October 2026 showed no registered project on any of these plots. Possession dates, prices, tower heights and sizes are fixed at registration and not before.
Some developers promote a project under a working title and gather expressions of interest ahead of launch, and Puravankara often does. A payment made then cannot be treated as a booking, so it should be small and refundable in writing.
The Three Sites in Brief
The company announcements are summarised in the table.
| Builder | Value expected | Built area | Land | Basis | Site | Date in 2026 |
|---|---|---|---|---|---|---|
| Puravankara | Rs. 1,100 crore | 0.74 mn sq ft | 11.23 acres | Owner partnership | Doddagubbi | 1 June |
| Shriram Properties | Over Rs. 600 crore | 670,000 sq ft | 9.1 acres | Owner partnership | Doddagubbi, beside a lake | 15 June |
| Puravankara | Rs. 800 crore | 0.89 mn sq ft | 9.73 acres | Bought outright | Sanna Ammanikere | 17 June |
Each report reached the exchanges on the day of signing, since both builders are listed. Shriram said the lakeside project would launch within 2026-27, while Puravankara gave no date for its sites.
Sale Value and What It Implies
The last column is the gross development value, an estimate of what the builder expects to earn when the entire project has been sold. The plan behind it is unsanctioned, so the figure shows scale and is not a price for any home.
It can still be converted into an average. Puravankara's Doddagubbi value over its built area is near Rs. 14,900 for each sq ft, and the other two sites each come to about Rs. 9,000. Sales stretch over years, so launch prices might be higher or lower. When prices are published, the right comparison for the two Doddagubbi plots is carpet area against price, because they may be quite different products.
Who Sells in Each Structure
The owner of the land puts it into a joint development, and the builder meets the costs of approvals, construction and sales. Both then share the homes or the money in an agreed ratio. Buying the land outright, as at Sanna Ammanikere, leaves one seller, while joint development leaves two.
That matters because a landowner's homes may carry other prices and payment plans. Buyers should insist that the agreement for sale names the seller of their chosen home, and that the RERA registration lists the developer and landowner both as promoters.
Geography
At the north-eastern edge of the city, Doddagubbi has Hennur Road to the west and Bagalur to the north. The nearest big job centre is Manyata Tech Park, reached by Thanisandra Main Road or the ring road, and NH 44 is the way to the airport.
Sanna Ammanikere is farther north, within the Devanahalli belt by the airport. In explaining the choice, Puravankara mentioned the Satellite Town Ring Road, the aerospace park and the airport metro line. The metro is under construction, which leaves roads as today's connection.
Doddagubbi is a natural extension of residential Hennur and Thanisandra, with the city's northern offices within reach. Devanahalli suits people with jobs at the airport, in the aerospace park or in industry nearby. The water body beside Shriram's land brings one more approval, since building near lakes and storm drains is restricted by buffer rules, and the approved plan will show the distance from the water.
Bigger Picture for Buyers
Puravankara reported Rs. 7,407 crore of sales in the year ended March 2026, an increase of 55%, and aims for Rs. 11,200 crore in 2026-27. It added roughly 42 acres across Bangalore in the five weeks to the end of June 2026, among them Mandur and a site close to Sarjapur.
The belt covering Devanahalli, Thanisandra and Bagalur is already busy with big projects on sale. More land in big developers' hands means more launches over the following two years. That gives buyers more to choose from, and owners who want to sell resale flats nearby face more competition.
The announcements give no signal either to rush or to wait. Families wanting to move in soon will do better with a registered, well-advanced scheme, and those with a longer horizon can follow the progress here and weigh the options at launch.
A Short List for Launch Day
For each site, begin with the number on the RERA certificate, the names of the promoters and the completion date it records. Match the survey numbers against the plot described in the contract, and for the joint developments ask whether the home is in the developer's share or the landowner's.
Study the sanctioned plan, with the lake buffer at the Shriram site, and get the carpet area and the full cost sheet showing parking, deposits and GST. Enquire about water source, sewage plan and the approach road's width, then drive from the gate to the office at peak hour.
Finally, plan the loan at today's rates. The EMI calculator gives the monthly payment and the starting cash at any price, and a sanction in hand leaves room to go through the papers calmly.
