Mandur Land Deal by Puravankara: Reading the 14.57-Acre Announcement as a Buyer

A big developer buying land makes headlines, yet nobody can buy a home from a headline. Puravankara's 25 May 2026 statement about Mandur, near Budigere, is a good case. What follows covers the deal, the East Bangalore belt around it, the way the land was secured and the questions that will count when a project comes to market.
What Else the Developer Has Been Doing
A week after the Mandur news, Puravankara made a second land-sharing agreement with owners on 1 June 2026, this time for a plot in Doddagubbi, North Bangalore, measuring 11.23 acres. The estimated sales value of that project is close to Rs. 1,100 crore, with about 0.74 mn sq ft of buildable space.
In 2025-26 the group booked sales of Rs. 7,407 crore, a record, and its aim for 2026-27 is Rs. 11,200 crore. Launches need land, and that explains the buying pace. People looking in the east and north of the city can expect more from this builder within two years.
The Mandur Parcel at a Glance
The developer announced the figures listed in the table.
| Detail | Announced |
|---|---|
| Place | Mandur, near Budigere |
| Date | 25 May 2026 |
| Total parcel | 14.57 acres |
| Owner-partnered part | 7.92 acres |
| Outright purchase | 6.65 acres |
| Saleable space planned | 1.8 mn sq ft |
| Revenue potential | near Rs. 2,300 crore |
The land bank held by the company in the city now totals 25.61 mn sq ft of buildable area. Executives called the corridor a promising residential location for the long run, with good access to the Whitefield business parks.
Converting a Forecast Into a Rough Rate
Revenue potential, known in the trade as gross development value, is the income a builder hopes to earn from selling every planned home. A plan that is yet to be sanctioned underlies it, and it is not what the land cost or a rate card.
Simple division still teaches something. Rs. 2,300 crore over 1.8 mn sq ft is close to Rs. 12,800 for each square foot on average. Since sales stretch over years, first-phase rates might be lower and later ones higher.
Scale matters as well. Putting that much built space on 14.57 acres implies high-rise towers and probably over a thousand apartments. The unit mix in the sanctioned plan will settle the real count.
Living at Mandur and Budigere
The villages face Old Madras Road from the north, along the route leading from Budigere Cross to the airport. The area belongs to East Bangalore, with Whitefield and Hoskote as neighbours. Major builders have brought apartment and villa schemes here in the last few years.
The appeal is the commute to Whitefield workplaces and the Purple Line terminus at Kadugodi. Airport trips avoid central Bangalore by using the Budigere road. Schools and hospitals are following the homes, but options are thinner than in Whitefield itself.
Those who drive the route name its weak spots without prompting. Traffic slows at the KR Puram end of Old Madras Road in rush hour, and a metro station is some distance away. Borewells and water tankers supply parts of the area, which makes it sensible to quiz a developer about water.
Owner Partnership: What Buyers Should Know
Over half of the site, 7.92 acres, was secured through a joint development agreement. Landowners give their plots and receive either part of the built homes or part of the sale revenue. The builder skips the upfront land price but takes on approvals and construction.
This has practical effects after launch.
- Some inventory will belong to the owners, who can sell it at their own rates and terms.
- For their portion the owners are promoters under RERA and are named in the registration.
- Title depends on the agreement and a power of attorney, so both need a lawyer's reading.
Land the company bought directly, 6.65 acres, has a plainer title. If one project mixes the two, the agreement for sale names who is selling each home. Payments go into the RERA account written in that document, and nowhere else.
Why Booking Is Not Possible Yet
Design, plan sanction, other approvals and RERA registration all remain after a land announcement. Until registration is done, advertising and bookings are not allowed. At Mandur the process was only starting in May 2026.
A flat offered before RERA assigns a number should be approached carefully, whoever makes the offer. The news does carry meaning as a signal, because a listed company expects demand in this micro-market to last. More supply also widens choice and gives fresh price comparisons.
Questions for the Launch Day
When a project appears on or near this site, begin by obtaining its RERA number and reading the Karnataka portal entry before paying. Then ask who the promoters are, and whether the home on offer is the builder's or an owner's.
The brochure's towers, floors and home count should agree with the sanctioned plan. The price quoted should be weighed against what ready and half-built homes near Budigere Cross have recently fetched. Water source and sewage treatment also need clear answers.
Driving from the site to work at rush hour, in both directions, is a useful test. The agreement for sale should then be read for its handover date and its clause on delay compensation.
Registered projects that already exist on this road can serve a buyer with an immediate need. Patient buyers will gain from the wider choice once this and other pipeline projects launch. In each case the project's registered facts should decide.
