What Prestige's Record Year Means for Bangalore Home Buyers

Record sales at a large developer prompt a natural question about the flat a buyer plans to buy. For Prestige Group, the answer begins with the numbers its listed company announced for 2025-26 and ends with project-level checks that no balance sheet can replace. This article covers both for Bangalore buyers.

What the Company Announced

The company, Prestige Estates Projects, reported on the twelve months to 31 March 2026. Its sales bookings were Rs. 30,024 Crore, 76% more than a year earlier and the most it has ever recorded. Customers paid in roughly Rs. 18,515 Crore over those months.

Revenue grew 71%, reaching nearly Rs. 13,196 Crore, and EBITDA grew 43%. The EBITDA figure was close to Rs. 4,219 Crore. Net profit was close to Rs. 1,312 Crore, an increase of around 113%. In the final quarter, January to March 2026, Rs. 7,697 Crore was booked (10% more), with revenue near Rs. 4,144 Crore.

The booking figure first appeared in an April 2026 update, and audited accounts followed in May. The company named its main markets as Bangalore, Hyderabad, Mumbai, Chennai and the Delhi region. Up to December 2025 it had delivered 313 projects, which together cover 206 million sq ft.

Why Sales and Revenue Differ

Think of a booking as a promise, a collection as cash in hand and revenue as a result recorded at completion. Money arrives in stages as construction advances, but revenue is booked only when a project is finished and handed over. Profit follows revenue.

This is why revenue can jump in a year with many completions, even though the homes were sold years before, and it explains the 71% rise in FY26. For buyers, the stronger signs are the collections, which show money flowing in to build, and the handovers, which show projects reaching the finish.

The Quarters That Followed

The next quarter, April to June 2026, brought four launches totalling about 20 million sq ft. Fresh bookings were near Rs. 6,579 Crore and collections near Rs. 4,802 Crore. Net debt closed June 2026 near Rs. 11,900 Crore, which is usual for a company that is constantly buying land and launching projects. The trend to watch is whether collections match launches.

Bangalore saw two launches between July and September 2026. At Devanahalli, Prestige Parklane carries a sales value near Rs. 1,750 Crore. In the Sarjapur Road belt, Prestige Garden Breeze is a fresh phase of The Prestige City valued near Rs. 1,050 Crore.

Lessons for a Buyer in Bangalore

A developer that collects cash and completes homes in volume is less likely to deliver late. Record sales also give little reason to cut prices, so launch rates should stay firm. New projects are arriving across northern, eastern and southern Bangalore, though premium homes are taking a bigger share.

In such a year the base price leaves little room to bargain. The extras are different, because the floor-rise premium, parking, club fees and the payment terms often have more give. Looking at similar nearby projects by other developers shows what is fair in that corridor.

Even so, the results belong to the group and a home belongs to one project. Each project has its own land, its own approvals, a separate bank account and a separate completion date. Certain ones run through partnership firms or joint ventures, and the party listed on the RERA registration signs the agreement.

Before Booking: A Checklist

This list works for any Prestige project in the city:

  • Look up the project on the RERA portal of Karnataka and record its registration number and completion date
  • Read the newest quarterly progress report for that tower
  • Verify that the promoter in the sale agreement is the one on the registration certificate
  • Match the agreement's carpet area and parking slot to the unit list on the portal
  • Request a complete cost sheet that includes GST, deposits, club fees and the floor-rise premium
  • Study the possession date and the compensation clause for delay
  • Pay only into the designated project account required by RERA

For homes above Rs. 45 Lakhs, stamp duty is 5.6% and registration is 2%. The EMI calculator shows monthly outgo and upfront cash. Current prices and availability in the city's Prestige projects will be shared by our team if asked.
