Bellandur Metro Station to Carry the Prestige Name: What Home Buyers Should Know

Bangalore commuters will one day step off a train at a station named after a property developer. A deal dated February 2026 attaches the Prestige name to Bellandur on the Blue Line for three decades. The notes below cover what was agreed, which other stations have corporate backers and what a buyer in the area can sensibly conclude.
The Deal in Plain Terms
Prestige Group company Prestige Beta Projects has contracted with the city's metro corporation for a 30-year concession. It invests Rs. 115 Crore, with GST extra, and in exchange the stop is renamed Prestige Bellandur Metro Station. The name is exclusive to the company for that period.
Further benefits include shop space of 3,000 sq ft inside the station and advertising space of 1,000 sq ft. The agreement allows an elevated walkway to be built later to Prestige Lakeshore Drive, the group's office complex next door. Prestige also handles interiors, finishes and upgrades, and these follow IGBC green building norms. As the walkway ends in an office park, it mostly helps the people who work there, not nearby residents.
Bellandur's Position and the Opening Date
The second phase of the Blue Line, called 2A, covers 19.75 km on elevated track, from Central Silk Board up to KR Pura, with 13 stations on the ORR. Bellandur comes between Iblur and Kadubeesanahalli. Big technology campuses nearby explain corporate interest in its stops.
Trains do not run yet. The metro corporation shifted its target for this section into 2027 in August 2026. The new name does not change that, as the opening date depends on the work along the whole route.
Corporate Money in Other Stations
Several stations on the Yellow Line, which opened to Electronic City in August 2025, already have backers. In 2018 the Infosys Foundation committed Rs. 200 Crore to the Konappana Agrahara station, upkeep included, for 30 years. At Bommasandra, Delta Electronics paid Rs. 65 Crore for naming rights of equal length, and the Biocon Foundation paid for Hebbagodi.
Over on the Blue Line, Embassy Group has an arrangement covering Kadubeesanahalli, the stop after Bellandur. The Bellandur deal differs in nature. This one is a commercial concession for a builder whose offices adjoin the station, with retail and advertising included. The foundation stations resembled civic gifts.
What It Tells a Home Buyer
A big developer committing funds for 30 years suggests a belief that the ORR will stay a main office corridor. That is supportive for demand in Bellandur and neighbouring areas. It tells a buyer nothing about whether a particular flat is worth its asking price.
The direct gain is also small. A flat benefits through its distance from the entrance and little else, so a home two or three kilometres off in Yemalur will keep needing a vehicle or feeder bus. The opening is set by the pace of depot, utility and viaduct construction, which a sponsor cannot speed up, so those who need the metro daily should plan around the later targets.
Sellers sometimes present the branded station as a new case for higher rates. Since prices along the ORR have included the metro for years, the sensible response is to set the rate beside comparable homes close by and judge the home by its road commute today.
Before Booking a Home Nearby
Turning the news into facts about one home takes only a couple of days:
- Walk the distance between the project gate and the station site with a stopwatch, road crossing included
- Ask on which side of the ORR the entrances will be, because crossing it on foot is difficult
- Make the drive to the office at peak hour, since that stays the commute until trains run
- Read the RERA completion date alongside the metro target
- Look into how often the area floods, what the lake buffer rules say and whether the khata is clear, all of which count for more in Bellandur than a station's name
- Calculate the monthly outgo with the EMI calculator before paying extra for metro access
The sponsorship is encouraging for the corridor and probably means a well-kept station. The final choice of a home should still rest on distance to the platform, the rate against nearby projects and the title papers.
