What Arvind, Shriram and Kalpataru's FY26 Results Mean If You Are Buying in Bangalore

May 2026 brought annual results from three listed companies that build mainly for middle-income buyers: Kalpataru, Arvind Smartspaces and Shriram Properties. Each grew in FY26 (April 2025 to March 2026), and two recorded their best sales in a year. This note walks through the numbers, singles out the ones that count if you are buying in Bangalore, and ends with checks that no results can do for you.

The Year in One Table

Scale and home cities differ, so read each as its own story. The table summarises the twelve months to 31 March 2026.

CompanyCash collectedBookingsMain cities
KalpataruRs. 4,960 Crore (+34%)Rs. 5,280 Crore (+17%)Mumbai region, Pune
Shriram PropertiesRs. 1,661 Crore (+12%)Rs. 2,354 CroreBangalore, Chennai
Arvind SmartspacesRs. 1,100 Crore (+17%)Rs. 1,550 Crore (+22%)Ahmedabad, Bangalore

Bookings, which the industry also calls pre-sales, total up homes sold during the year, finished or not. Collections are the cash received from buyers so far. Revenue and profit follow separate accounting rules and normally appear only when a home is handed over.

Kalpataru: The Largest of the Three

Kalpataru is ahead on sales, with its work concentrated around Mumbai and Pune. Revenue reached Rs. 3,436 Crore, and profit after tax rose from Rs. 25 Crore to Rs. 80 Crore. Cash collections grew at twice the rate of sales, a hint that homes already sold are progressing on schedule.

In Bangalore the company has a modest presence compared with the other two. Its results therefore tell you about financial health, not about fresh supply in the city.

Arvind Smartspaces: A Bigger Bangalore Role

A 31% share of Arvind's sales came from Bangalore, worth Rs. 485 Crore. Late in the fourth quarter it launched Arvind Skycrest, a Bannerghatta Road project of 164 homes valued at Rs. 262 Crore, and over half found buyers in the first week.

During the year it bought two sites outright, in Whitefield and on Sarjapur Road. Net debt at the March 2026 year-end was Rs. 167 Crore, which is 0.26 times equity. Borrowing that low gives a company room to carry on building through a slow spell.

Shriram Properties: Deliveries Are the Highlight

Shriram sold 42 lakh sq ft and gave 3,465 families the keys to their homes. Revenue grew 39% to Rs. 1,357 Crore or so, and for the first time net profit went beyond Rs. 100 Crore. Handovers in Bangalore and Kolkata produced much of the fourth-quarter revenue.

Its Bangalore projects are in outer areas, among them Harlur, Rajanukunte and Attibele. It also launched its first Pune project in the year. If you are buying in Bangalore, note the handover figure, which proves that homes are reaching owners as well as being booked.

Four Numbers Worth Watching

A builder's results help answer a single question: is it selling, collecting and delivering? These four figures cover most of the answer:

  1. Bookings, which show whether buyers like the developer's homes.
  2. Collections, showing that building stages are reached and billed.
  3. Handovers, which show delivery as distinct from sales.
  4. Net debt relative to equity, which shows how a slow year would hurt.

The best sign is collections growing in step with sales. When sales rise but collections lag, new launches may be selling while older projects move slowly. Compare two or three years, because a single big launch can distort one year.

Gaps in What Results Reveal

A set of results averages all projects in all cities. A good year for the group can coexist with delays in individual projects. Many homes are also sold through a special-purpose project company, or in a joint development with the landowner, and each of these has its own finances.

Results say nothing of one site's title, one tower's approvals or one flat's delivery date. Those are in the project's RERA record and in the progress reports filed every quarter. In a dispute, what counts is the completion date promised in the project's RERA record.

Direction of Mid-Segment Supply

All three grew while land and construction costs kept rising. Builders in this price band tend to follow one of two paths. Some raise the price and size of homes in the established city, and others stretch a similar budget to the outskirts on the north, the east and the south-east.

Mid-budget buyers will see both. The first path gives a shorter drive and a higher rate per sq ft, while the other offers extra room, with the arrival of roads, metro lines and water as the main uncertainty. Consider such infrastructure planned until it opens.

Checks to Make With Any Listed Builder

Healthy results are only where the work starts. Before paying a token amount, do the following:

  • Open the project's RERA page and note the promoter and the completion date.
  • Find out if the developer owns the land or holds it through a joint development agreement.
  • Review earlier Bangalore projects by the builder and compare actual handovers with promised dates.
  • Go through the cost sheet: carpet area, floor-rise charges, parking and maintenance deposits.
  • Check that two or more leading banks have approved loans against the project.
  • Set the launch price against ready homes the builder has nearby.

Because listed firms report every quarter, their finances are simpler to follow than a private builder's. That helps, but the papers of the project itself decide the purchase. For RERA details and price lists on any of the three builders' projects, just ask us.

Frequently Asked Questions

What did Shriram Properties report for FY26?+
Bookings of Rs. 2,354 Crore over 42 lakh sq ft, Rs. 1,661 Crore in collections and 3,465 homes delivered. Net profit crossed Rs. 100 Crore, the first time it has done so.
How big was Bangalore in Arvind Smartspaces' FY26 sales?+
Almost a third: 31%. Bangalore bookings were Rs. 485 Crore, against Rs. 1,550 Crore overall in FY26.
Are pre-sales and revenue the same thing?+
No. Pre-sales count homes booked in the year. Revenue is recognised mostly at handover, so it largely reflects bookings from earlier years.
If a developer posts strong results, is its project safe?+
Not automatically. Results blend all projects and cities together. The title, the approvals, the construction progress and the completion date on RERA need checking project by project.
