Indiranagar for Home Buyers: Older Flats, the Purple Line and Legal Checks

Home hunters drawn to Indiranagar soon find a catch: there is hardly anything new to buy. The neighbourhood was completely built long ago, so the market consists of older flats, independent houses and floors in small rebuilt buildings. What follows explains the geography, the metro, daily amenities, the main property types, the legal checks and the expenses to expect.
A planned layout that survives
Indiranagar dates from the late 1970s, when the city's development authority, the BDA, drew it up with wide arterial roads, cross roads that carry numbers and plots of standard size. Two stages, the 1st and the 2nd, form the older core, and the HAL stages extend the area southwards and eastwards.
The spine is 100 Feet Road, a north-south stretch crowded with shops and restaurants, plus offices. Near the top it meets CMH Road, whose initials stand for Chinmaya Mission Hospital, and which holds up the metro line. Beyond these, 12th Main is busy, as is 80 Feet Road.
Old Madras Road bounds the north, while Old Airport Road bounds the south. Ulsoor is on one side and Domlur on another, and eastwards come CV Raman Nagar and, after it, New Thippasandra. Quiet residential pockets, Defence Colony among them, survive behind the busy roads.
The Purple Line and the road network
Namma Metro began here, with the first stretch going live in October 2011, running above CMH Road from MG Road out to Baiyappanahalli. Today it belongs to the Purple Line. A buyer should know these stations:
- Halasuru, which suits the western side by Ulsoor
- Indiranagar on CMH Road, nearest to 1st Stage and to the top of 100 Feet Road
- Swami Vivekananda Road, for the east and the Old Madras Road side
- Baiyappanahalli, a stop further along
Direct services reach Whitefield's office belt, MG Road and Majestic. Changing at Majestic gets the Green Line. For the Yellow Line towards Electronic City, a second change is made at Rashtreeya Vidyalaya Road. A Blue Line towards the airport is still being built.
On four wheels, Domlur is where 100 Feet Road joins the Inner Ring Road, and Koramangala is close from there. Old Airport Road goes towards Marathahalli and then the Outer Ring Road. Stations are far from the southern end of HAL 2nd Stage, so measure each address to the platform before deciding.
Why people stay
Jobs are close. CV Raman Nagar has Bagmane Tech Park, Domlur has the Embassy Golf Links campus, and more offices cluster along MG Road and Ulsoor, reachable in minutes by train. This proximity explains the steady demand.
A neighbourhood built decades ago already has the basics. Healthcare is covered by Chinmaya Mission Hospital and by Manipal Hospital out on Old Airport Road. HAL 2nd Stage is home to National Public School, and Ulsoor Lake and stage parks give open space.
Busy streets mean a price in noise and parking. Cars fill the lanes near 12th Main and 100 Feet Road till late, particularly at weekends, so test a street on Friday evening and once more on a weekday morning.
What kinds of home are sold
Land has run out, and big new apartment launches seldom appear. Houses, and most of the flats on sale in Indiranagar, fit four categories with different checks for each.
Older apartment buildings
Built mostly in the nineties and early 2000s, they are the cheapest way into the address and have rooms bigger than most new flats offer. Against that, plumbing, wiring, lifts and outer walls may need repair, and parking under cover is often a single slot.
Small rebuilds and builder floors
Small buildings are replacing old houses one by one, with four to eight flats, or a single large flat on each floor. Finishes are newer, parking is better, and each buyer gets a share of the land that is not separately marked out. A few owners must run lifts and water on a small fund.
Independent houses on BDA sites
A house transfers the plot in full, and the plot carries the bulk of the value. The structure may date back three to four decades and be ready for rebuilding. If the road is wide, the price assumes commercial use, so it can far exceed that of a house on a quiet street.
Newer projects from established builders
On rare larger plots, mostly along the Old Madras Road and Old Airport Road edges, a fresh apartment project appears. These alone combine RERA registration with a clubhouse and basement parking. Supply is thin, so anyone hoping for a new gated community can widen the search to East Bangalore.
Legal checks before paying anything
An old property comes with a long history, and in Indiranagar the chain can span four decades. A property lawyer should go through the full file, which ought to include:
- Tax receipts for every year until now
- The occupancy certificate where the building is an apartment block, plus the sanctioned plan
- An association no-dues letter, and parking allotted in writing
- BDA allotment letter, possession certificate and the absolute sale deed of the first allottee
- Later sale, gift, partition or release deeds, and any will, in order
- City corporation khata and e-khata registered to the seller
- An Encumbrance Certificate that covers at least three decades
In a rebuilt building, the floors and flats built must match the sanctioned drawings. A later addition, or a flat carved from parking, creates trouble for khata, bank loans and resale. If part of the home has a commercial use (a shop or an office), check that the road allows it.
A plot of 500 sq m or less, or a building of eight apartments or fewer, needs no RERA registration. Many small rebuilds pass one of these tests, so the buyer depends on the agreement of sale and personal diligence. Ask the deed to state the undivided share in square feet.
Money matters
This is among the pricier addresses in the city, and sellers usually ask for much more than the government guidance value. Road width, stage, building age and walking distance to a station all move the figure. Rent is small next to the price, which favours people who live in the home over yield seekers.
Stamp duty of 5 per cent applies above Rs. 45 Lakhs, rising to 5.6 per cent once cess and surcharge are added, plus registration at 2 per cent. On a Rs. 2 Crore flat the charges total Rs. 15.2 Lakhs, levied on the sale price or on the guidance value if that is higher.
Older homes bring lawyers' fees, khata transfer costs, a transfer fee payable to the association, and renovation. Plan the loan with the EMI calculator, and remember that banks approve old property only after legal and technical checks of their own.
Is it the right fit
The draw is a settled central address, close to transit, jobs, schooling and hospitals. Another is land inside the city for a later rebuild. Tight supply keeps resale demand firm, which eases an exit.
Anyone who wants a large gated complex with a pool and plenty of parking will find little to choose from. Those buying for the first time on a tight budget find larger homes further east, and anyone needing rental income to pay most of the instalment should compare other areas.
