For a home buyer, a developer's results are useful mainly for what they suggest about delivery and pricing. Godrej Properties reported its 2025-26 figures on 4 May 2026, and Bangalore carried a big share. This article starts with the latest quarter and the Bangalore launches, then covers the yearly numbers, their limits and a checklist.

The Most Recent Quarter

On 4 August 2026 the company announced sales of Rs. 8,651 Crore for the first quarter of FY27, 22% higher than in the same quarter of 2025. A total of 3,738 homes were sold, and the city of Bangalore accounted for 44% of the value.

That quarter in Bangalore depended on one launch. Godrej Vanantara, a very large launch south of the city centre, sold above Rs. 2,000 Crore worth of homes during the June 2026 launch week, over 1,000 of them. It ended the quarter with Rs. 3,237 Crore.

Its RERA entry gives the scale: 16 towers with 2,008 homes on around 36 acres, due for completion on 31 May 2031. A filing made for 30 June 2026 lists 1,713 homes as sold.

New Registrations in Bangalore

Four Godrej projects in the city received Karnataka RERA registration during 2026:

  • Parkshire in Hoskote, on 9 January
  • Vanantara on Bannerghatta Road, on 13 May
  • On 15 July, Godrej Regent Park in the Sarjapur Road belt, with 534 homes
  • On 15 September, Godrej Florenne near Soukya Road, Whitefield, with 218 row houses in two phases

A home bought at launch is years from handover, and both Vanantara and Regent Park are due in 2031. Families who pay rent as well as instalments should plan a budget that covers the whole period with some room for a late finish.

The Full Year, 2025-26

In the year ended March 2026 the company booked Rs. 34,171 Crore of sales, its highest ever and 16% above FY25. Collections grew 17% to Rs. 19,965 Crore. Net profit rose by 32% to roughly Rs. 1,841 Crore, and Rs. 7,830 Crore came in from operations.

The last quarter of the year, January to March, brought Rs. 10,163 Crore of sales and a net profit near Rs. 650 Crore. New projects signed in the year could generate sales above Rs. 42,000 Crore.

Three terms are easily mixed up. Booking means a home has been sold, built or not, while collection means the buyer has paid cash. Profit is booked once a project is finished and handed over.

Where Bangalore Fits

Bangalore ranks second in the country for the company. Its Rs. 8,800 Crore or so, 26% of everything booked, trailed only the Mumbai region at close to Rs. 10,310 Crore. Delhi NCR, Pune and Hyderabad followed.

The builder sells in the main growth belts of Bangalore: Bannerghatta Road in the south, Devanahalli and Yelahanka up north, and the eastern stretch of Hoskote, Whitefield and Sarjapur Road. A shortlist in any of them may well include one of its projects.

Target for FY27

Looking ahead, the company has set itself bookings above Rs. 39,000 Crore for the year ending March 2027, around 14% more, and collections of Rs. 24,000 Crore. That means many more launches, with Bangalore expected to supply plenty.

What the Figures Do and Do Not Tell a Buyer

Cash collections near Rs. 20,000 Crore give the builder the means to finish sites, and an abandoned site is the worst outcome for a buyer. Because the company is listed, it must publish accounts and debt each quarter.

The same figures say little about what a particular flat should cost. A project that clears most inventory in a few weeks puts the seller in a strong position, so discounts are unusual. Recent registered sales close by give a truer measure.

They also cannot vouch for the schedule of a single tower. Every project has its own approvals, contractor and completion date. The ones that count appear in the chosen phase's RERA record and in the sale agreement.

Checklist for Buyers

Even a well-known brand needs the usual diligence. Before booking:

  1. Look the project up at the state RERA website, noting its number, phase and end date
  2. Check the promoter named in the registration, since a few Godrej projects belong to group companies or joint ventures
  3. Obtain the carpet area of your exact home and calculate the rate from that
  4. Compare the rate with sales in completed projects nearby
  5. Ask for a full cost sheet in which GST, premiums, parking and clubhouse charges are separate lines
  6. Choose a payment plan tied to construction milestones
  7. Read the delivery date and delay compensation clauses in the agreement
  8. Where the land is jointly developed, have a lawyer examine the title documents and sharing terms

Stamp duty and registration are extra. For a Rs. 1.5 Crore home, Karnataka's stamp duty of 5.6% (that is, 5% with cess and surcharge) plus 2% registration comes to Rs. 11.4 Lakhs.

Next Up

The July to September 2026 results should arrive soon and will show whether that first-quarter pace has been maintained. More Bangalore launches look likely before March 2027, and the team can share price lists for open Godrej projects in every corridor.
