East Bangalore Neighbourhood by Neighbourhood: Where Whitefield, Gunjur, Budigere Cross and Hoskote Differ

Builders have turned the eastern side of Bangalore into the city's busiest launch zone, but the homes on offer vary sharply from one stretch to the next. Commute length, water supply and the age of the neighbourhood matter more than the brochure. This piece looks at four pockets in turn and ends with the questions that protect a buyer.

Budget First: Three Routes for a Middle-Range Buyer

Since the bulk of new supply is aimed at wealthier buyers, families with moderate budgets in the east usually pick one of three trade-offs:

  • A second-hand flat within an established Whitefield estate: a mature area and a station, but not a new building.
  • A new apartment at Budigere Cross: cheaper and in a bigger project, but farther out with fewer services.
  • A plot or home in a Hoskote township: the cheapest way in, paid for with a long commute.

With bigger budgets, Whitefield, Varthur and Gunjur offer the widest selection, where the usual choice is a station close by or a roomier home on a calmer road. These three routes cover most middle-range buyers.

The Scale of Eastern Launches

The January to March 2026 edition of Cushman & Wakefield's MarketBeat recorded 12,664 launches in Bangalore as a whole. The east received 57%, with Hoskote, Budigere Cross, Gunjur and Whitefield at the front, while the north received 38%. Almost nothing was left for the city's south, west and centre.

The report also found that 68% of launches across Bangalore were high-end or luxury. For a buyer that means abundant large, expensive flats and a thin supply of compact, cheaper ones where connections are best. Counting launches shows where money is being spent, not which streets are comfortable to live in right now.

Whitefield

Whitefield is the most established pocket, with offices, schools, hospitals, malls and seven Purple Line stations from Kundalahalli to Kadugodi. Premium flats on smaller plots make up most new supply, and older gated communities provide the resale homes.

Prices and traffic are the cost. Peak hours choke ITPL and Hope Farm roads, so having a station within walking range matters a great deal. Water supply varies: residents combine Cauvery pipes, borewells and tankers, with a different mix on every street.

Varthur and Gunjur

These two are in the stretch between Whitefield and Sarjapur Road. Big sites and quick access to two tech corridors attract large apartment and villa developments, with international schools nearby. Read about Varthur on its own page.

Roads are the sore point, since Gunjur Road and Varthur Road carry more vehicles than their design allows. There is no metro here. Some low ground is next to Varthur Lake, which makes drainage and flood history important to check.

Budigere Cross

This is the point on Old Madras Road at which the airport road branches north. Large townships flank the highway and the range runs from single-bedroom flats up to villas, priced under Whitefield for comparable sizes. The Budigere Cross page lists what is available.

Retail, schooling and healthcare are still thin, the closest stations are those at KR Pura and Whitefield, and projects mostly use borewells and tankers. Anyone working at Whitefield or on the Old Madras Road corridor, and willing to wait, will find it suitable.

Hoskote

Hoskote, a town and taluk of Bangalore Rural district, has its own market and an industrial area. It connects to the Satellite Town Ring Road (STRR) and also to the Bengaluru-Chennai Expressway. Newer supply consists of township flats priced in the middle range, and plots.

Daily travel is the burden: getting to the ORR takes long at busy hours, and no metro serves Hoskote. Workers in the local industries or in Whitefield, and buyers with a long horizon, are the best fit.

Trains and Roads in the East

Only one metro line operates in the east at present. The Purple Line, running since March 2023, connects Whitefield (Kadugodi) with KR Pura, MG Road and Majestic. The Blue Line is being constructed beside the Outer Ring Road between Central Silk Board and KR Pura, and BMRCL now expects services to begin in 2027. Marathahalli and Bellandur are the first to benefit, and the two lines will interchange at KR Pura.

Since March 2024 the STRR has been open between Dobbaspet and Hoskote, which puts Hoskote on a direct road to Devanahalli. Talk of a Hoskote metro line has gone on for years, but it is still only a proposal. A buyer who pays more because of it takes a risk that should be weighed plainly.

Six Questions Before Booking

The east has some risks that brochures leave out:

  1. Is the project's RERA number genuine on the Karnataka RERA portal, and what possession date is shown?
  2. Where does the water come from (a Cauvery connection, borewell output or tankers), and is that confirmed in writing?
  3. How did the street cope in the September 2022 floods, and does the site adjoin a lake or storm water drain?
  4. How far is the closest metro station that is open, and how long does it take to reach at peak hour?
  5. Are the khata and plan approval valid, plus layout approval and conversion if it is a plot?
  6. What does the purchase cost in all, with stamp duty of 5.6% (cess and surcharge included) once a home costs more than Rs. 45 Lakhs, and registration at 2%?
