Two statements can both be true. Official housing inflation in India has hovered near 2% through 2026, and flats in Bangalore have grown dearer by much more. The reason is simple: the official series is about what tenants pay, and a buyer faces a different figure. How Inflation Reaches a Borrower

The link that matters most to a buyer runs through interest rates. The central bank aims at headline inflation of 4%, accepting a band from 2% to 6%, and decides the repo rate accordingly. An index for the whole city still conceals big differences between localities. For a single flat, the sales of similar units in the same project over the last year are the best guide. Asking prices on listings are just opening offers.

These rules keep each kind of number in its place.

  • Use CPI to judge the direction of loan rates, not the level of flat prices.
  • Set a developer's quote against registered sales nearby before negotiating.
  • Learn what a comparable flat rents for today, because rent is the earning side of the purchase.
  • See how the EMI looks if the rate rises a full point.
  • Plan savings for stamp duty, registration and interiors.

Karnataka levies 5% stamp duty on homes above Rs. 45 Lakhs, and with cess and surcharge it is 5.6%. Registration adds 2%. Both grow with the flat's price, regardless of what inflation did last month.

Why the Gap Cannot Be Read as a Bargain Signal

A low CPI housing number reflects rents across India. It cannot show whether a Bangalore flat is a bargain or overpriced today. Anyone who reads it as a price signal may wait for discounts that rarely come.

The mirror-image mistake is equally common. Headlines of a corridor gaining 10% or 15% usually rely on asking prices or a few premium projects. For any project listed on this site, registered values are firmer, and a comparison can be requested before booking.
