What does a year of housing really cost a young professional in Bangalore: a co-living room, or a flat taken on rent? We answer that with a costed example over two years, then look at deposits, GST, agreement registration and paying guest licences. Comparing the Bills Over Two Years

Every number in this example is an assumption, picked to make the method clear rather than to quote the market. Rents and fees change with the area, the building and the operator, so plug in real quotes. Here, a bare 1 BHK on rent at Rs. 26,000 a month is set against an all-inclusive private room at Rs. 19,000 a month.

Excluding the refundable deposit, the flat's spending in year one breaks down like this:

Per month, the flat really costs around Rs. 46,300, although the advertised rent is Rs. 26,000. The room adds up to Rs. 2,28,000 for the year. Living alone, a person saves Rs. 3,28,000 in year one with the room, which is about 59%.

Splitting the flat between two

Divided by two, the flat's year-one cost becomes Rs. 2,78,000 a head, around Rs. 23,200 monthly. The room at Rs. 19,000 still wins, but only narrowly.

The picture from month thirteen

Brokerage, furnishing and connection costs do not repeat. At an unchanged rent, the second year on the flat comes to Rs. 3,60,000: Rs. 30,000 monthly for a lone tenant, or Rs. 15,000 each when two share. Two flatmates now beat the room's fee, and they keep furniture with some resale value.

Headline co-living savings, then, fit best a single person staying briefly with nothing to furnish a home. Each extra month and each extra sharer moves the balance towards renting a flat. An increase in rent after the first year alters the figures, yet the overall shape does not change.

What Each Rupee Buys

Under a rental, the flat owner and the tenant sign an agreement that creates a tenancy. It is the tenant who pays the deposit, furnishes the rooms, opens the utility connections and keeps the home running. Rent pays for bare rooms, nothing more.

Co-living is a service run by an operator, who leases a whole building, fits it out and charges a single monthly fee per room or bed. The fee typically bundles furnishings, electricity, water, Wi-Fi and housekeeping, and sometimes meals. The resident's agreement is with the operator, and one month's notice is typical.

The Upfront Deposit

A deposit comes back at the end, so the example leaves it out, yet it largely decides how much cash is needed in week one. Owners in Bangalore frequently ask for a deposit equal to several months of rent. Co-living operators generally keep it to one or two months of the fee.

Flats let at market rates mostly fall beyond the 1999 Karnataka rent law. It leaves out any premises in the First Schedule's urban areas whose standard rent tops Rs. 3,500 per month. The deposit is thus a matter of written agreement, and that document should spell out the amount, when it is returned and what may be deducted.

Paperwork and Rules for Each Option

Separate rules govern tenancies and managed rooms. Three areas matter for most people.

Licensing of PG and co-living buildings

In Bangalore, a PG or co-living property has to hold a trade licence granted by the city corporation. Its order dated August 2024 fixed the terms, and the key conditions read as follows:

  • A floor space minimum of 70 sq ft for every occupant
  • Cameras at every entry, exit and corridor, with 90 days of saved footage
  • Security staff present day and night
  • 135 litres of water daily for each occupant
  • Food safety licensing for a building with a shared kitchen
  • Fire safety approval granted before licensing

The Karnataka High Court took these homes up again on 17 September 2026, with directions covering inspection rounds, fire precautions, staff checks and occupancy limits for PG premises citywide. Checks are likely to grow stricter, so ask for the licence document before the deposit changes hands.

GST on rooms and rent

Residential renting to an individual tenant who holds no GST registration is free of GST. Paying guest homes and hostels enjoy an exemption as well, on two conditions:

  • The fee per person stays at or under Rs. 20,000 each month
  • The resident stays continuously for 90 days or longer

It has been in force from 15 July 2024. A pricier room, or a stay of under 90 days, means GST is charged in addition. Confirm with the operator whether the fee on offer already covers tax.

Registration of the agreement

A lease longer than twelve months must be registered; the 1908 Registration Act, section 17, says so. For that reason, Bangalore flat agreements are mostly drawn up for 11 months at a time and renewed. Whichever way you stay, a written agreement on stamp paper protects the occupant best.

A Combined Checklist

Brand names count for less than the premises and its permits. For a co-living room, a single visit and a careful reading cover these points:

  • A licence for trade and a fire clearance issued for that very building
  • The services included in the fee, and whether tax is added
  • Lock-in length and notice terms
  • The deposit refund timeline and allowed deductions
  • Occupants per room and per bathroom
  • Fees for power use over a limit, for guests staying over and for an early exit

A flat needs a larger outlay and more effort, so its terms need equal attention. These steps head off most disputes with an owner:

  • A written agreement stating rent, deposit, the yearly hike and the notice period
  • All payments of rent and deposit made through the bank
  • Photos of each room on moving day, along with an inventory
  • Who pays the monthly maintenance, and how much it is
  • Any tenant rules set by the apartment association

A Note for Owners Who Let Flats

Office hubs such as Electronic City, Whitefield and HSR Layout see the strongest pull for managed rooms. Whoever owns a one- or two-bedroom flat in those areas competes with operators for young tenants. Letting the flat furnished, at a fair deposit, removes much of the year-one gap in our example and tends to shorten the vacancy.

Another route is a long lease of the whole unit or block to a company that runs rooms. The owner earns a fixed sum from one firm, while vacancies become the firm's problem. The residential exemption from GST falls away when the lessee is a registered business, so clear the tax question first, along with society bye-laws and approved use.
