Brigade 7 Gardens apartments

Few resale options in South Bangalore combine a green frontage with a developer of Brigade's standing. Brigade 7 Gardens has 678 finished apartments in Banashankari 6th Stage, and families have lived there since mid-2022. This guide explains the layouts, the tower structure, the money involved in buying from an owner and the paperwork to examine before committing.

Where It Is

The Thurahalli forest lies across the road from the towers. The project belongs to Thurahalli Village, in the first block of the 6th Stage. Uttarahalli and Kanakapura Road bound the site, and the trees give the homes greenery that is hard to find close to the city. The Banashankari locality page describes the surrounding area.

For the metro, the Green Line runs along Kanakapura Road. Drivers have NICE Road nearby, which leads on to Electronic City and to the roads for Bannerghatta and Mysore. The neighbourhood has housed families for decades, so its schools, hospitals and markets are mature.

Before deciding, a buyer should time the drive from the project gate to the workplace at the usual hour. The internal roads shape that journey as much as the main road does.

The Buildings

Brigade Group is the developer, and Brigade Enterprises Ltd is the promoter named in the RERA registration. The land covers 26,237 sq m (about 6.5 acres), of which roughly 75% is left open. The survey number is 23/1, in Bengaluru South Taluk.

Seven towers, lettered A to G, hold the 678 homes. How the towers differ is set out below.

A flat in E, F or G shares its lift and lobby with fewer households. That is a point to weigh when choosing a tower.

Layouts and Areas

Carpet areas fall into four groups, shown below. The three-bedroom flat comes with two or three bathrooms.

LayoutCarpet area, sq mCarpet area, sq ft
1 BHK, one bathroom45484 approx.
2 BHK, two bathrooms68 - 79732 - 850 approx.
3 BHK, two bathrooms92 - 95990 - 1,023 approx.
3 BHK, three bathrooms100 - 1051,076 - 1,130 approx.

In built-up terms the 2 BHK is around 1,165 sq ft, while the 3 BHK is 1,395 sq ft or the larger 1,603 sq ft. Every home carries a private balcony of about 6 sq m. The area that counts for a flat is the one in the seller's deed.

Who Might Prefer It

Buyers who want to inspect the actual building, not a model, tend to favour completed projects. Everything is in use, so there is no waiting period. The builder no longer sells directly, which means each purchase is from a present owner and calls for comfort with resale paperwork.

Landlords and single professionals may choose the 1 BHK. A household that is growing will look at the larger 3 BHK homes, with their extra bathroom.

Common Facilities

Inside the clubhouse are a party area, a pool with spa and sauna, a gym and a table tennis room. Outdoors, the community offers a jogging track, badminton and basketball courts, a children's play area and gardens.

Maintenance quality is the real test when 678 households share the same spaces. How the pool, lifts and corridors are kept shows how competent the association is.

Money Matters in a Resale

Three cost areas need attention: the price, the taxes and charges, and the loan.

Price

Individual owners name their asking prices, which depend on tower, floor, facing and condition. The fairest benchmark is the registered price of similar flats sold lately in the same towers.

Taxes and charges

GST does not apply to a resold flat that has its occupancy certificate. Over Rs. 45 Lakhs, stamp duty is 5% (5.6% with cess and surcharge), and registration is 2%. Associations often charge a transfer fee, and maintenance dues until the sale are the seller's to settle.

Home loans

Banks lend freely against completed, registered projects. Use the EMI calculator to see the instalment for a given price and down payment.

RERA History

Brigade Enterprises Ltd holds RERA registration PRM/KA/RERA/1251/310/PR/171021/000508 for the project. Construction began in April 2017, and the end date first declared (31 October 2020) was later moved to 30 July 2022. The occupancy certificate reached the project on 4 June 2022.

Its status on the portal is completed. A fire clearance and a water sanction from BWSSB are filed, and the BBMP approved the building plan. All of it can be verified under the project's name on the state RERA portal.

Papers for the Lawyer

Since a resale rests on the owner's documents, a property lawyer should see these papers ahead of any advance.

  • The relevant tower's occupancy certificate
  • The seller's registered deed together with the earlier deeds
  • The seller's khata certificate and extract
  • An encumbrance certificate running from handover until now
  • Receipts for the latest property tax payments
  • A letter from the association saying that no dues remain
  • Details of the car park allotted, as in the deed
  • Proof of loan closure, if the original deed is with the bank

After the deed is registered, the buyer's name must be entered in khata, electricity and the association's records. Allow time for each change.
