Seven floors per tower is low by the standards of recent launches, and that is the main point of Bren Park City. Bren Corporation is raising 616 flats in six towers on 10 acres at Hulimangala, near Electronic City in South Bangalore. This guide goes through the floor plans, pricing, registration data and the questions to settle before booking.

The compact, self-contained idea works because Hulimangala still has open land. Denser stretches along Hosur Road no longer offer that.
Getting Around
The village of Hulimangala is below Electronic City, with the Jigani industrial zone on one side and Hosur Road on the other. Offices in both phases of the tech hub are a brief ride from the gate. Northbound, vehicles reach Silk Board by the Hosur Road flyover.

Floor Plans and Starting Prices
All 616 homes fall into four plans. The developer offers no 2 BHK, so the decision is between a small one-bedroom flat and a large three-bedroom home.

A particular unit may be quoted higher, depending on its floor and facing. Ask for the exact figure of the one you like.
Extras to budget for
The headline price is not the cheque you write. A flat still under construction attracts 5% GST once its price crosses the affordable-housing ceiling. Karnataka adds stamp duty of 5% with surcharges and a registration fee of 2%.

Who Will Like It
A couple or a lone professional with a job in Electronic City finds the one-bedroom plans an easy match. A family needing room looks at the three-bedroom flats of over 1,600 sq ft. Anyone who needs to move earlier than June 2029 is better served by a ready home.
Amenities
The clubhouse is the anchor, holding a gym, a pool and a games zone for indoor sport. Gardens are landscaped between the towers. Other features planned include a running track, a yoga area, courts, a kids' play zone, a pet park, a business centre, a mini theatre, a salon and spa, a party area and retail units.
Registration and Construction
On 11 July 2025 the state RERA authority registered the project as PRM/KA/RERA/1251/308/PR/110725/007908. The entry lists 616 units and sets 30 June 2029 for completion. Buyers can read it, together with quarterly progress reports, on the authority's portal.
Work has begun and sanctions for the buildings are in hand. For a build of this duration, the promised handover date and the compensation for slippage carry the most weight.
The Developer

Questions to Settle First
With several years of building ahead, paperwork done early prevents trouble. Work through this list.
- Find the project on the RERA portal and check that the tower you favour is in the approved plan
- Obtain the RERA carpet area for that exact flat alongside its built-up area
- Request a cost sheet that shows premiums, parking, deposits and every tax and fee
- Study the draft sale agreement, notably its payment stages and its late-delivery clause
- Hand the land papers and an encumbrance certificate to a lawyer
- Test the road from the site to Hosur Road and your workplace at the busiest hour
Going to the site before every instalment keeps payments aligned with progress. At possession, the tower's occupancy certificate should come first, with the sale deed and the khata change following.
