Bren Northern Lights apartments

Shoppers for a ready flat in North Bangalore regularly come across Bren Northern Lights. Bren Corporation developed it near Kogilu Cross and Jakkur, with 716 apartments of two bedrooms each, and the occupancy certificate was issued on 23 March 2023. This guide describes the location, plans, legal record and the points to verify, for a flat bought from the developer or from an owner.

Legal Record and Approvals

The project was registered by Karnataka RERA in February 2019, and the registration number is PRM/KA/RERA/1251/309/PR/190207/002365. The BBMP approved the plan. The state's online register lists the project as completed, so any buyer can confirm this.

For a home that is finished, banks, lawyers and subsequent buyers ask first for the occupancy certificate. Keep a copy for the correct building with the other purchase papers.

Where the Project Is

The site is Sy. No. 8, in the Gastikempanahalli village of Yelahanka Hobli, not far from Kogilu Cross and Jakkur. The area has road access from Bellary Road as well as Thanisandra Main Road.

Going north on Bellary Road leads to Kempegowda International Airport; going south leads to Hebbal and then the city centre. Thanisandra Main Road gives access to Bhartiya City, Manyata Tech Park and Hennur. The Blue Line airport metro is planned to run above Bellary Road, with proposed stops at Jakkur Cross and by Kogilu Cross, but it is under construction, which leaves roads as the daily choice. The Kogilu locality guide adds more on the neighbourhood.

Flat Sizes and Price

The developer built one type, the 2 BHK, in four sizes. The compact Type 4 is the smallest at about 584 sq ft, then Type 1 (674 sq ft), Type 2 (690 sq ft) and the largest, Type 3 (769 sq ft).

The entry price is Rs. 67 Lakhs. On request we can share a price list by size for flats still with the developer, together with the present availability. Resale flats also trade, at prices that depend on floor, size and condition.

Costs that come with the purchase

GST does not arise on a finished flat that carries an occupancy certificate. The cost sheet will still contain several items:

  • Karnataka's 5% stamp duty with surcharges, and the 2% registration fee
  • Charges for the parking space, and a check that the sale deed records it
  • A deposit for maintenance, and membership of the clubhouse
  • For second-hand flats, a transfer fee to the owners' body and a letter that no dues are pending

Who Will Find It Useful

People who want a two-bedroom home they can occupy right away, without waiting on a builder, will be comfortable with this project. Since it is built, the flat, lifts, parking and common spaces can be examined before anything is paid, and the delay and progress worries of under-construction homes do not apply.

The sizes work for couples, working professionals living alone and small families, as well as investors who expect tenants from the offices on Bellary Road and Thanisandra. Households wanting three bedrooms or over 800 sq ft will find better matches among other North Bangalore projects.

Amenities and Daily Life

More than 25 amenities are listed, led by a gym, a swimming pool and a sports area. Families have been living in the buildings since 2023, so a walk-through reveals the way each facility is run today.

It is wise to see the lifts, courts and pool at peak times, since 716 households share them. Ask the owners' association what the monthly maintenance covers.

A Short Plan Before Paying

Even without construction risk, each unit has its own paperwork. The steps below come before any payment beyond a token:

  1. Ask for the exact flat's price in writing, with every charge listed.
  2. Collect the occupancy certificate, plus the sanctioned plan showing the flat.
  3. Have a lawyer check the title and the khata, and obtain a recent encumbrance certificate.
  4. On a resale, go through the registered deed of the present owner and the no-dues letter from the association.
  5. Walk through the flat for seepage and finish quality, and ask how many lifts each building has.
  6. Test the rush-hour route towards Bellary Road and your workplace.

A ready flat changes hands via a registered sale deed. When that is complete, the khata and the utilities move to the new owner's name.
