Birla Evara, Sarjapur Road: A Plain-Language Buyer's Guide to Plans, Prices and Possession

Buyers weighing the southern end of East Bangalore will find a very large option at Kodathi. Birla Evara is a gated township by Birla Estates, in which an affiliate of Japan's Mitsubishi Estate holds a share. Here is what is known about its plan, prices, surroundings and dates, followed by a checklist for anyone who intends to book.
Location First
The project is at Kodathi, on the southern side of Sarjapur Road, next to the village limits of Chikkanayakanahalli and Gattahalli. Its legal address is in the Varthur hobli of Bengaluru East taluk, postal code 560035. A 15.8-metre-wide road on the northern boundary gives entry, linking to Sarjapur Road one way and to Hosa Road the other.
Nearby are villa projects, schools and farm plots being turned into housing. The nearest school is Primus Public, a kilometre away. Other places are reachable at these approximate distances:
- Carmelaram railway station, plus the proposed metro station beside it: five kilometres
- RGA Tech Park: five kilometres
- Wipro SEZ and Electronic City: six kilometres each
- Cloudnine Hospital: seven kilometres
The metro stop at Carmelaram is meant for the proposed Sarjapur-Hebbal corridor, which has approval but is years away. Meanwhile residents will use Sarjapur Road plus the Outer Ring Road, both of which slow down in the morning and evening, so a test drive at office hour is a good habit.
What Is Being Built
Birla Evara has 1,594 homes spread across 13 buildings on roughly 25 acres, with 75% of the land left open. Twelve of the buildings are towers rising between 24 and 27 floors above two basements, and one is a four-floor block. The tallest group, Towers 9 to 12, reaches 27 floors, Towers 5 to 8 reach 25, and the first four stop at 24.
The plan has parking for 1,778 cars under cover and 185 in the open. Two clubhouses share the amenities. These include a pool and jacuzzi, a gym, a spa and a yoga area. Further features are courts for badminton, squash, tennis and basketball, a cafe with a mini theatre, a play area for children and a pet park.
Utilities listed in the registered plan are piped gas, backup power, rainwater harvesting and sewage treatment. Water is shown as arriving through the Kodathi gram panchayat. How that supply will serve almost 1,600 homes is a fair question for the sales team.
Two Owners, One Developer
Aditya Birla Real Estate disclosed the partnership with Mitsubishi Estate in January 2025, with Rs. 560 Crore going into Vardhita Properties, which owns the project. The economic split is 51% for Birla Estates and 49% for the Japanese group's affiliate. The scale was given as roughly four million sq ft of apartments in the city's south-east, equal to Evara's registered built-up area.
It was Mitsubishi Estate's first foray into Indian housing. Birla Estates continues to handle sales, construction and handover, and the partner brings funds.
The project was earlier marketed as Birla Sarjapur. Karnataka RERA registered it in February 2025, and the site is at the stage of earthwork and foundations.
Homes and Their Prices
Layouts begin with a 474 sq ft one-bedroom, priced from Rs. 65 Lakhs, going up to Rs. 70 Lakhs. They end with a 1,733 sq ft four-bedroom plan that includes a staff room, which costs from Rs. 2.97 Crore to Rs. 3.15 Crore. In between come an 857 sq ft two-bedroom, priced from Rs. 1.29 Crore to Rs. 1.38 Crore, and three versions of the three-bedroom.
The compact three-bedroom has 1,127 sq ft and sells from Rs. 1.99 Crore, rising to Rs. 2.14 Crore. The regular version has 1,275 sq ft and costs between Rs. 2.06 Crore and Rs. 2.24 Crore. The one with a staff room has 1,427 sq ft and costs between Rs. 2.28 Crore and Rs. 2.45 Crore.
Per square foot, the bigger homes come to between roughly Rs. 16,000 and Rs. 17,700. Among the total of 1,594 homes, nearly 1,000 have three bedrooms, just over 300 have four, and about 290 are one- or two-bedroom. The quarterly update filed in July 2026 recorded 1,049 apartments as booked.
The 20:20:60 payment schedule applies to three-bedroom homes and 10:10:80 to four-bedroom ones, so the largest payment falls at the end. The sales team can supply a cost sheet with extras such as parking, deposits, floor rise, GST and registration over the base rate.
Who Should Consider It
The township suits people who want a big community in the Sarjapur Road belt and can wait for the keys. The scale of the land permits landscaped gardens, two clubhouses and courts for sport, something a one-tower site cannot provide. Employees of Wipro, of Outer Ring Road firms and of Electronic City are the likely buyers.
Waiting is the principal cost. Until 2031, rent and loan instalments may overlap, so buyers who earn regularly and already have somewhere to live are better placed. A move required in the next 24 to 36 months calls for a ready project.
RERA Record and Checklist
The RERA number is PRM/KA/RERA/1251/446/PR/060225/007487, dated 6 February 2025, and the project must be completed by 25 December 2031. The record carries no complaints and mentions no litigation concerning the land. With a date so distant, the following steps help:
- Read the quarterly progress filings at the state RERA site
- Make sure the agreement's tower, floor and carpet area match the registered plan
- Deposit money only in the project account the agreement names, as designated under RERA
- Get the chosen tower's possession date put in writing, because towers finish in stages
- Understand how the 20:20:60 and 10:10:80 schedules work with a home loan, because lenders release funds stage by stage
The EMI calculator gives the monthly outgo for each layout. Birla Estates has other projects across Bangalore that hand over sooner, worth a look for a shorter wait.
