Buying a Home Close to Work: Bangalore's Five IT-Driven Localities

In Bangalore, the map of office jobs and the map of home buying overlap closely. Hebbal, Sarjapur Road, Bellandur, the eastern Outer Ring Road and Whitefield are the clearest examples. The sections below cover the employers behind each area, the state of its metro link and the compromises that come with living there, so a buyer can narrow the field before visiting projects.
Why Employers Matter to a Home Purchase
When a campus brings in thousands of workers, many of them look for a flat within a short drive. The result is a dependable pool of renters and later buyers, which supports both rent and resale. An area fed by several companies is safer ground than one that relies on a single employer.
Still, office proximity does not settle the question on its own. Water, congestion, the approach road and the premium already built into prices all deserve a look. Each locality here is described with its strengths and its weak spots.
Hebbal and Manyata Tech Park
At Hebbal, Bellary Road (NH 44), the main artery to the international airport, crosses the ORR. Manyata Tech Park at Nagawara, one of the largest workplaces in North Bangalore, is close at hand. Being on the airport route and near the fast-growing northern suburbs adds to the area's appeal.
Work is under way on the Blue Line's airport extension, which leaves KR Puram and passes through Hebbal. Land here is scarce and expensive, which keeps rental yields modest relative to the cost of a flat. Buyers usually choose Hebbal for its position and long-run value more than for rent.
Sarjapur Road and Its Many Employers
Sarjapur Road leaves the Outer Ring Road and heads south-east to Attibele, passing Sarjapur town. Its buyers work across a spread of offices, from the ORR parks to RGA Tech Park and Wipro's head-office campus. The road has a strong reputation for schools, so families wanting larger homes are a big part of demand.
Conditions vary along its length. Living near the ORR end is a very different proposition from living beyond Dommasandra, in commute, cost and civic services alike. Rush-hour traffic on the arterial road is slow, and a metro for the corridor has only reached the planning stage.
Bellandur, Right on the ORR
Bellandur is right on the ORR, so the big eastern office parks are next door. Many people living here get to work on foot or in a few minutes by road, which is the area's main attraction. Tenants are plentiful, especially young professionals renting 2 and 3 BHK flats.
A new public transport option will arrive with the Blue Line, now being built down the ORR between Silk Board and KR Puram. In the meantime, Bellandur faces the congestion and water pressures that affect its neighbours. Entry costs are steep, so a purchase here suits a buyer who plans to stay invested for a long time.
The Eastern Outer Ring Road
The ORR from Silk Board up to Marathahalli hosts several of Bangalore's biggest office campuses. Embassy TechVillage is here, and so is RMZ Ecoworld, among many parks filled with tech companies and GCCs (global capability centres). A flat with a manageable commute to these offices rarely struggles to find tenants.
The cost of entry is the drawback. Prices in this premium, mature market already reflect most of the employment advantage. Traffic at junctions and water shortages in summer are real issues, and they should be checked building by building.
Whitefield and ITPL
Modern Whitefield began with ITPL, the International Tech Park, and the area is now among the most fully developed places to live in the east of the city. With schools, hospitals, malls and long-established apartment complexes in place, buyers pay for amenities that already work. Whitefield (Kadugodi) is on Namma Metro's Purple Line, which runs through to the city centre.
Heavy supply holds prices back. So many flats have been built here that a new launch gains little from the Whitefield name alone. What decides a home's value is the developer's quality, the specific pocket and the price paid at entry.

- See whether the office parks nearby are still taking on new occupiers
- Compare the asking rate per sq ft with sales recorded lately in that pocket
- Look up the RERA registration and go through the title documents and approvals
Rental returns and price growth differ inside the same locality too, depending on the building's age, the floor and the flat size. Use area-level numbers as background only, and assess each home individually.
