Avillion Residences in Bidadi: Plots, RERA Details and Costs Explained

Avillion Residences, a gated layout by Bidadi on the road to Mysuru, has 505 registered sites. It cleared RERA in March 2026, and the land covers about 62 acres. What follows is a buyer's view: registration details, plot dimensions, access, all-in costs and a checklist.
Approvals and Progress
The RERA registration was granted on 7 March 2026, and its number is PRM/KA/RERA/1270/302/PR/070326/008512. Saankeshwar Nexus LLP, a firm with seven partners, is the promoter and holds all the land. Two months earlier the layout plan had been passed by BMICAPA, the planning authority for the Bengaluru-Mysuru corridor.
The registered schedule starts on the first day of 2026 and ends on the first day of 2031. When approval came, none of the work had been done. Streets, drainage, electricity, water mains, parks and the club still wait to be built, so the ground today is open land.
It is the promoter's first project on Karnataka RERA, and Avillion Infrastructures did the design. Rs. 90 Crore is the declared cost of laying out the site, excluding the land. Quarterly updates filed by the promoter let buyers see progress before releasing money.
The Plots in Numbers
Of the 505 sites, 504 are for homes and the last is a commercial parcel of 0.8 acre. Plot areas are listed below with the number of plots that have them:
- 45 plots of 30 by 60 ft, with an area of 1,800 sq ft each
- 66 with 2,100 sq ft (35 by 60 ft)
- 64 with 2,400 sq ft (40 by 60 ft)
- 30 with 2,600 sq ft (40 by 65 ft)
- 114 with 2,800 sq ft (40 by 70 ft)
- 9 with 3,400 sq ft (40 by 85 ft)
- 176 odd-shaped plots that average about 3,600 sq ft
The developer's own promotion mentions 64 acres and sizes reaching 8,850 sq ft. The registered land area is a little lower. Only the odd-shaped plots can be that big, which is why each one needs checking against the sanctioned plan.
Plots account for just over half the land, about 55%. Three parks (about 7 acres together), two civic amenity sites and nearly 18 acres of roads make up the remainder. The plan includes over 50 amenities, such as a central boulevard, and a private club called ASAI that adds a resort and a spa.
Getting Around
The land is in Chikkakuntanahalli village, under Bidadi Hobli (Ramanagara district, pincode 562109), on survey numbers 17 to 26, plus 74. It is beside Bidadi town, and the Bairamangala gram panchayat looks after water. The key connections are:
- Mysore Road, off which the layout is entered
- NH 275, the Bengaluru-Mysuru Expressway, which opened in March 2023 and is a short 5-minute drive
- NICE Road, reached in 10 to 15 minutes, which connects to Electronic City and to Tumkur Road
- Factories of the Bidadi industrial area, including Toyota Kirloskar
Schools, doctors and shops are spread through Bidadi and the Mysore Road corridor via Kumbalgodu and Kengeri. Challaghatta, the Purple Line terminus, is the metro station closest to the site. With few buses beyond the highway, daily life here depends on a private vehicle.
Money Beyond the Quote
Pricing varies by plot size, orientation and location inside the layout, and corner or park-facing plots are usually higher. A buyer should request the current rate card plus the unsold plots, and insist on a written quote showing plot number, per-sq-ft rate and all extra charges.
GST is not payable on land. The following still apply:
- Stamp duty of 5% on values over Rs. 45 Lakhs, which rises to 5.6% with cess and surcharge
- 2% registration
- Possible premiums for corner or park-facing plots
- Club membership, maintenance deposit and legal charges
Suppose a plot is worth Rs. 1.5 Crore: duty and registration add up to roughly Rs. 11.4 Lakhs. Lenders usually advance less on plots than on flats, and for shorter terms. To get a feel for repayments, open the EMI calculator, and keep the house itself as a separate budget.
Who This Fits
A starting size of 1,800 sq ft points to buyers planning to build a standalone home. Families wanting a villa, employees of the Bidadi industries and investors willing to wait until 2031 are the likeliest. A ready-to-move apartment will serve people with a shorter timeline.
Many offices are in the city's eastern and northern parts, a long way off. A trial journey on a working day shows the truth.
The Bidadi Belt Ahead
Factories, resorts and a golf course define Bidadi today. The expressway shortened trips from western Bangalore, and plot layouts arrived soon after. Healthcare and education options remain thin next to the city's.
A sizeable integrated township across several villages, Byramangala included, is on the state's drawing board. Acquisition has begun in the notified villages, though the plan is young. Always check that a plot's survey numbers fall outside the notified area.
Due Diligence List
Land transactions turn on documents. Before booking, do the following:
- Look up the registration details and completion date on the state RERA website
- Pin down your plot on the numbered, approved plan, with its dimensions
- Let a lawyer examine title, conversion order and encumbrance certificate
- Compare the survey numbers with the township's notified villages
- Learn which khata applies, who grants it and when
- Obtain written schedules and fees for infrastructure and the club
- Send payments solely to the project's registered bank account
- Check loan appetite at two banks
The developer can supply the approved layout plan and a list of plots still unsold. Ask for both in writing.
