Assetz Zen and Sato, Bagalur: Prices, Layouts and Checks for Buyers

Families looking for roomy flats north of the city may come across Assetz Zen and Sato, a seven-acre development by Assetz Property off Bagalur Main Road. The questions below are the ones buyers ask most often: who the project suits, where it is, what it costs, how it is registered and what to verify.
Is It Meant for Me?
Only 3 BHK and 4 BHK apartments are offered, so the project targets families who want more room than a standard flat gives. Its 412 apartments are grouped into four towers of just 14 floors, a comfortable fit for people who dislike very tall buildings.
Handover is planned for 2030. Those willing to wait, and who like paying in step with construction, will find the timing workable.
Where Exactly Is It?
The site is on the stretch of Bagalur Main Road that runs from Sathanur to Bagalur, beyond Yelahanka. The area is a growing residential neighbourhood close to the KIADB Aerospace Park and Kempegowda International Airport, described further on the Bagalur page.
Yelahanka does most of the day-to-day work for residents, from markets to hospitals and schools, while facilities in Bagalur itself are still being added. The road to Hebbal and the city goes back through Yelahanka, so a trial run of the commute is wise before any decision. A metro line to the airport is under construction on Bellary Road and will matter for airport-side travel once it opens.
What Do the Homes Look Like?
About 74% of the seven acres is open and landscaped. The four towers are 14 floors each, and the modest height keeps the scale between buildings comfortable.
Carpet areas, with balconies counted, are:
- Type 1 of the 3 BHK: 1,649 sq ft
- Type 2 of the 3 BHK: 1,673 sq ft
- The 4 BHK: 2,267 sq ft
Living balconies stretch to 216 sq ft. Room placement follows the path of the sun to bring daylight into the main spaces.
What Will It Cost?
The 3 BHK is priced from Rs. 292 Lakhs and the 4 BHK from Rs. 380 Lakhs. Tower, floor and facing raise the final figure, and only a quote for a particular unit reveals by how much.
Homes still being built usually bring these additions beyond the base price:
- GST on the value of construction
- A 2% registration fee, and stamp duty at 5% plus surcharges for values over Rs. 45 Lakhs
- Premiums for height and facing
- Parking, club membership, a corpus fund and prepaid maintenance
The developer has yet to finish its payment plans and maintenance details, and we will relay them when they are officially out. Until then, ask for a unit-wise quote and compare it line by line.
What Is Inside the Community?
A central clubhouse with a pavilion anchors upwards of 30 planned amenities. They include:
- A swimming pool with controlled water temperature
- Courts for padel, tennis and pickleball
- An outdoor gym with a jogging stretch
- A children's zone and a pet park
- An amphitheatre, seating for the elderly and an area for a flea market
Eco features form part of the design. These include solar power, smart water systems and an organic waste converter with a daily capacity of 800 kg. Together they reflect the developer's carbon-conscious approach.
Is It Registered?
Yes. The Karnataka RERA registration is PRM/KA/RERA/1251/472/PR/080525/007728, issued in May 2025. Towers are under construction, and the RERA portal lists the approved plan, the completion date and quarterly progress reports.
Who Is Building It?
Assetz Property has built flats and plots across several parts of Bangalore, and its northern launches cover Hennur Road, Bagalur and Yelahanka. A finished Assetz community shows how well common areas hold up after handover.
What Should Be Verified First?
These checks are best completed before a booking amount changes hands:
- Match the registration number, number of towers and completion date to the portal.
- Ask for the super built-up area of the flat, so the per sq ft rate is visible.
- Insist on a cost sheet where GST, parking, club fee and corpus are shown separately.
- Find out the monthly maintenance likely for 412 households.
- Drive the route to work on a weekday morning.
Our team can send the latest price sheet and floor plans, and can arrange a visit to the site. Buyers who want a second opinion on a cost sheet are welcome to share it.
