Buying a Plot at Assetz The Secret Lake: Devanahalli Lakeside Layout Explained

Assetz The Secret Lake offers 701 residential plots in a village called Basavanapura, a short way off IVC Road near Devanahalli. The first plots went on sale in May 2025, labelled with the codename The Hideaway. This briefing starts with the registration and timeline, then moves to the surroundings, costs, services and the paperwork that a land purchase calls for.
Registration and Timeline First
The layout carries Karnataka RERA number PRM/KA/RERA/1250/303/PR/020425/007646. The portal entry gives the promoter's completion date, the sanctioned layout and quarterly progress reports. Request the commencement certificate from the sales team as well.
In October 2026 construction was still going on for the roads, utility lines and clubhouse. March 2030 is the outer completion date, but a January 2028 date is still quoted in some places. Check that the agreement for sale uses the date on the portal.
Getting Around
Postal address: PIN 562157, Devanahalli Taluk, reached from IVC Road by Dyavarahalli Main Road. Assetz's partner for the land is Equinox Global Shelters. See the Devanahalli area page for the town and neighbouring villages.
Distances are modest for an airport-side address. The airport is about 20 km away, NH 44 (Bellary Road) is 11 km, and the Satellite Town Ring Road corridor 9.4 km. Doddaballapura Main Road is closest at 3.2 km, and Yelahanka New Town is some 25 minutes by car. Reaching the southern or eastern parts of Bangalore takes far longer, so try the drive at peak hour before booking.
What the Land Offers
A lake of some 190 acres borders the project, and farmland beyond it is gradually becoming planned layouts. Of the 44 acres, 20.43 are left as open area, and parks and greens add another 4.80. Two thousand-plus trees are already planted, among them a Miyawaki patch of 19,000 sq ft.
The smallest plot is 1,200 sq ft (30 by 40 feet), and the largest reach 2,400 sq ft (30 by 60 or 40 by 60 feet). The 30 by 50 foot plot, at 1,500 sq ft, falls in the middle. Irregular plots fill corners and edges, for example one of 2,001 sq ft. Small plots take a modest house of two or three floors, and large ones leave space for a lawn and two cars.
Shops, schools and hospitals are a drive away. The setting rewards buyers who put open surroundings ahead of a short walk to daily needs.
What a Plot Costs in Total
The land is priced near Rs. 6,000 per square foot. That works out to roughly Rs. 72 Lakhs for the smallest plot, 90 Lakhs for the middle size, 120 Lakhs for the 2,001 sq ft one and 144 Lakhs for the biggest.
A plot with a lake or park view, or one at a corner, may cost extra, so ask for the price plot by plot. Then add the following:
- Stamp duty at 5% plus surcharges, and 2% for registration, because values exceed Rs. 45 Lakhs
- Development charges, and water and power connection fees
- Club membership and a deposit towards upkeep
- Khata transfer and legal fees
Choose a payment plan linked to visible progress on roads and utilities rather than to dates. Construction of the home itself is budgeted apart.
Infrastructure and Leisure
Internal roads are concrete and tree-lined, with widths of nine, twelve and fifteen metres. Cables and pipes for power, water and sewage are laid underground. Sewage is treated on site and rainwater feeds recharge pits, while a converter handles organic waste and the common areas get generator backup.
The clubhouse, planned at roughly 19,000 sq ft, includes a pool, a fitness room, a yoga deck and a hall for varied use. Outdoors the plan includes racket and ball sports such as tennis, badminton, padel, pickleball and basketball, besides a futsal pitch, box cricket, a running track and an amphitheatre. There will also be a party hall, play areas for children and toddlers, a garden for senior citizens with a reflexology walkway and a park for pets. Cameras and boom barriers control the gate, with a manned cabin beside them.
Ask for completion dates, facility by facility. The estimated monthly upkeep per plot should be put in writing too, because it is rarely quoted up front.
Legal Homework
Before paying any booking amount, a land buyer should work through this list:
- Match the registration, number of plots and completion date against the portal
- Get the sanctioned layout with plot numbers and locate the plot on it
- Ask for the conversion order, the sanction of the layout and the release order covering plots on sale
- Hand a lawyer three decades of title papers, with an encumbrance certificate per survey number
- Study the agreement between Assetz and its land partner, Equinox Global Shelters
- Walk the lake edge to see how much buffer separates the final plots from the water
- Ask when roads and utilities will pass to the owners' association
The developer is Assetz Property, which builds apartments, villas and plots across the city. Finished layouts of its own on the airport side can be visited. For plots still open and the latest price sheet, write to us.
