Assetz Codename Palmscape, Devanahalli: What Plot Buyers Should Know in October 2026

A waiting list is open for a plotted community that Assetz Property is preparing on IVC Road, close to Bangalore's airport at Devanahalli. Known as Assetz Codename Palmscape, it is at the pre-launch stage, and the developer has accepted interest forms from 21 March 2026. The guide below follows the project from its registration position to the tests a buyer can run before parting with money.
Where the Registration Stands
As of October 2026, the developer is waiting for its Karnataka RERA registration. Once the approval comes, the state portal will list the registration number, the registered acreage, the number of plots and the completion date. A RERA number that appears elsewhere for this project should be tested by searching its name on the portal.
Booking or selling plots before registration is barred, which is why only interest forms are being taken. Early joiners choose their plots first at the time of release. Anyone requiring an already-registered plot, numbered, within this year should look at Devanahalli layouts that are more advanced.
Plot Formats and Rates
Palmscape comes in three formats, and the smallest has a published starting price.
| Plot | Area | Rate |
|---|---|---|
| 30x40 ft | 1,200 sq ft | Rs. 1.08 Crore onwards, near Rs. 9,000 a sq ft |
| 30x50 ft | 1,500 sq ft | Shared when asked |
| 40x60 ft | 2,400 sq ft | Shared when asked |
Plots on corners, facing a park or fronting a wide road usually cost more. A payment plan and a possession date are still being worked out by the developer, and our team will share them after the official release.
The plot rate does not include everything. Stamp duty is 5% plus surcharges where the property costs over Rs. 45 Lakhs, and registration is 2%. Development charges may apply, with GST shown separately. Connection fees for water, power and drainage come next, followed by clubhouse membership, a maintenance deposit with advance maintenance, and the cost of khata transfer and paperwork.
Layout and Open Space
The layout covers some 35 acres and has some 642 plots. Roads of 12 m and 9 m width are planned, the utility lines would go underground, and the gate would be guarded around the clock. Over 60% of the land stays open, gardens will carry more than 1,000 trees, and a Miyawaki forest is included.
The count of plots and the acreage depend on the sanctioned layout. Roads and drains normally come first, with the clubhouse and gardens built afterwards. Writing a date for each facility into the sale agreement ends the guesswork.
Clubhouse and Recreation
The centrepiece is a clubhouse measuring 20,000 sq ft, which will include a gym, a swimming pool, an indoor games area and a banquet hall. Outside, the plan lists a cycling and jogging route, yoga decks, courts for sport and parks for pets. Play areas for children and a creche are included, as are an open-air amphitheatre and a multipurpose area for parties.
Location Notes
The address is IVC Road, Devanahalli (pin 562110), within the belt around the airport. Fields on this road are steadily becoming gated layouts, and the village and survey number will come from the sale agreement. Kempegowda International Airport takes 10 to 20 minutes by road, depending on the hour.
Close by are Stonehill International School, the KIADB Aerospace Park (with offices) and an earlier layout by the same developer called Assetz The Secret Lake. Two infrastructure projects are being built in this belt, the airport's Blue Line metro and a ring road for the satellite towns, and the Devanahalli page covers the town.
Profile of a Likely Buyer
The project is for those who want to hold land in a gated, managed community near the airport and put up a villa afterwards. Families with a long outlook are a natural fit, and so are staff at the airport and in the aerospace and technology parks of the northern belt. A plot is held for years, and building the home is a separate cost.
Papers That Carry the Weight
Four documents decide the safety of a plotted layout, and a lawyer should examine each:
- Conversion order moving the farmland to residential use
- Layout sanction by the planning authority, and the order releasing plots for sale
- Title chain records and an encumbrance certificate that covers the whole land parcel
- Joint development agreement (JDA), where relevant
Developer Background
Assetz Property, started in Bangalore in 2006, has a builder page that describes its apartments, row houses and plots. Northern Bangalore is among its core markets, and it runs several plotted projects around Devanahalli. Layouts it has already completed along IVC Road let a buyer see finished roads, drains and parks.
Quick Checklist
These steps suit a buyer entering a layout at this early point:
- Limit payments to a refundable interest deposit, and get the refund terms written
- Search the state RERA portal for this project's registration before booking
- Check that the acreage on record, the plot total and the finish date agree with the brochure
- Obtain plot-by-plot pricing along with premiums and an instalment schedule linked to stages
- Travel on IVC Road during rush hours and note the time taken to reach the airport and the workplace
For the interest form terms, contact our team. It can also confirm which plot sizes are still available.
