Arvind The Park Devanahalli: What a Plot Buyer Should Know Before Booking

Arvind The Park

Devanahalli, the town beside Bangalore's airport, is where Arvind Smartspaces is developing Arvind The Park, a gated community of villa plots covering 22.46 acres. The developer is the property arm of Ahmedabad's Lalbhai Group. This guide covers the plot formats, the pricing, the registration, the progress so far and the checks a careful buyer makes before booking.

RERA Registration and Work Done

The project is registered with Karnataka RERA under number PRM/KA/RERA/1250/303/PR/050325/007549, dated 5 March 2025, and all 340 plots fall under it. Arvind Homes Private Limited is named as the promoter. Progress is reported each quarter on the RERA portal.

Bookings opened in March 2025, and the first phase of 200 plots was fully taken at launch. In June 2026, development of the land was at 84%, internal roads at 96% and parks at 70%. The whole layout is due for completion on 31 December 2029, as per RERA.

Payments from buyers go to the project account at ICICI Bank that RERA requires. Cancelling inside 15 days of receiving the allotment letter incurs no charge, and after that 1% to 2% of the plot price is deducted.

Layout and Plot Mix

Out of 340 plots, one is commercial (1,302 sq m) and the other 339 are for homes. A home plot can be as small as 1,086 sq ft or as large as 2,928 sq ft. The layout plan received approval on 31 January 2025 from the authority that governs planning around the airport.

The standard 30x40 format, at 1,200 sq ft, accounts for 146 plots. There are also 42 plots of 30x50 (1,502 sq ft) and four of 30x60 (1,802 sq ft), and sixteen more regular plots measure 1,295 to 1,930 sq ft. The last 131 plots are corner or irregular in shape. Thirteen of them are 2,000 to 2,400 sq ft, and nine are larger.

Almost exactly half the land, 49.5%, is given to roads, parks and civic sites. Roads come in 9, 12 and 15 metre widths, and the layout has seven parks plus two sites reserved for civic amenities. Sale is on site area, and the exact figure is settled when the release certificate comes.

Pricing and Other Charges

Entry is Rs. 1.07 Crore for a 30x40 plot, which works out to nearly Rs. 8,900 for each sq ft. Rates for the other formats are shared on request. A corner, a park outlook or a broad road can add to what a given plot costs.

The plot price does not cover everything. Buyers should allow for these amounts too:

  • GST and any further taxes
  • Stamp duty and registration; Karnataka charges 5% duty plus surcharges and 2% registration on a property worth more than Rs. 45 Lakhs
  • Costs of khata transfer, documents and legal work
  • A corpus deposit at Rs. 50 per sq ft that earns no interest
  • Two years of maintenance, collected in advance
  • Deposits for power, water and drainage connections, at actual cost

Booking requires under 10% of the price, with the rest arranged in instalments that follow development stages. Construction of the home is a distinct budget to plan later.

Getting There

The layout is in Lingadeeragollahalli village, Kundana Hobli, in Bengaluru Rural District. Vehicles reach it from NH 648, the Devanahalli-Doddaballapura Road, and IVC Road is close. Next door is Arvind Greatlands, the neighbouring plotted layout that the developer has already delivered.

From the site, the nearest reference points are:

  • The airport, a drive of about twenty minutes
  • Devanahalli railway station at roughly 10 km
  • Doddaballapura town, 8 km west
  • Arvind Orchards in Vishwanathapura, 5.5 km further east

The airport metro line, still under construction, plans a stop at Doddajala on Bellary Road. Another road under construction, the Satellite Town Ring Road, is meant to join Doddaballapura, Devanahalli and Hoskote. More on the town is on the Devanahalli page.

Recreation and Membership

Open spaces of this layout and Arvind Greatlands will together host an executive golf course for the owners of both. Inside the seven parks are gardens, paths for walking, courts, a gym in the open air and areas for children to play.

Owners may also join Monogram by Arvind, a resort club the developer operates near the estate. Immediate family is covered, and the membership runs for 25 years after the club begins operating. Its rooftop infinity pool, spa, gym, theatre, restaurant, indoor games and hotel rooms are part of the offer.

Who the Layout Suits

This is a project for households who want to commission a villa of their own inside a managed estate near the airport, and who are prepared to hold land for some years. Designs must follow the planning authority's rules and the estate's building norms.

Greatlands, the completed layout next door, shows what roads and parks from the same developer look like. Arvind Orchards is its other plotted project in North Bangalore.

What to Verify Before Booking

Land is a weighty purchase, so the steps below come before any booking:

  1. Match the registration number, number of plots and finish date to the portal entry
  2. Ask for each plot's rate, with premiums for corners, parks and wide roads
  3. Get the entire cost sheet together with the instalment schedule
  4. Have a lawyer examine the title papers and the encumbrance certificate
  5. Read the estate's construction rules before any villa design begins
  6. See the site in person: roads, parks and golf area

Ask our team which plots remain open here. It can also send the current price sheet on request.
