Reading Arvind Smartspaces' FY26 Results Before Buying in Bangalore

Few buyers read a developer's annual results, yet the numbers answer a practical question: can the company finish what it sells? Arvind Smartspaces published its FY26 report on 20 May 2026, for the twelve months to March 2026, and the headline was a sales record. The notes below translate the report for a Bangalore home buyer and list the project checks that the report cannot replace.
The Results Side by Side

Bookings were up by 22% and collections by 17%, and both were the best the company has posted. In the final quarter the company booked Rs. 612 Crore and collected Rs. 355 Crore. Net cash from operations over the year came to Rs. 417 Crore.
Why Profit Fell in a Record Year
Accounting follows delivery. A company recognises revenue when it completes and hands over a project, and several of the projects sold in FY26 will not be ready for years. Sales and revenue therefore move on different schedules, and a year of heavy selling can show lower revenue.
Collections give a clearer view of the present. They record the money buyers have paid at construction milestones, and that money pays for steel, cement and labour. Strong collections are the closest sign that a builder is funded to continue.
A Light Debt Load
By the end of March 2026 net debt had risen to Rs. 167 Crore, against Rs. 79 Crore three months before. Expressed as a multiple of equity, it moved up from 0.13 to 0.26. Even so, the company borrows lightly for its size and has room to keep building in a weak market.
Group numbers do not show how one tower is paid for. For that, rely on the project's own RERA account and progress reports.
The Bangalore Contribution
Bangalore's share of FY26 bookings was 31%, which came to Rs. 485 Crore. The standout was Arvind Skycrest in Gottigere, on Bannerghatta Road, which went on sale late in the quarter ending March 2026. Within a week of launch, buyers had booked 164 homes worth Rs. 262 Crore, equal to just over half the inventory.
Two Bangalore sites were also bought outright. The Sarjapur Road site has around 680,000 sq ft saleable and could generate Rs. 860 Crore. It reached the market in July 2026 as Arvind Sylva, at Kodathi facing the Wipro SEZ. A second site in Whitefield has 250,000 sq ft and a Rs. 330 Crore potential.
Arvind Sylva had taken more than Rs. 500 Crore of bookings within a month by September 2026, roughly 60% of its value. Buyers have responded quickly to both launches.
Using This as a Buyer
Healthy collections and low debt reduce one kind of risk in a flat still under construction. Brisk sales also mean the company has little need to discount, so a buyer is better off completing paperwork early than hoping for a cut. When many sites run at once, however, quality can slip, so a tower delivered in recent years is worth visiting to see the finishes and how it is maintained.
Anyone who wants to follow a developer closely can look at five items in each quarterly presentation:
- The collections-to-bookings comparison
- Net debt, measured against equity
- Cash flow from operations
- Launches and land deals in the pipeline
- Delivery progress against RERA dates
What Results Cannot Tell You
A strong balance sheet does not certify a particular tower. Each purchase needs its own homework, which looks the same whoever the builder is.
- Confirm the RERA number and the committed completion date
- Set the quarterly progress report beside the work built on site
- Ask if the land is owned, or held through a joint development agreement
- Insist on a written cost sheet, carpet area and payment schedule
- Study the draft agreement, especially delay compensation and alteration clauses
- Add up GST, stamp duty, 2% registration and maintenance deposits
