When a new project sells more than half its stock in a week, buyers wonder whether to act fast. Arvind Skycrest, from Arvind Smartspaces, did exactly that at Gottigere, on the southern edge of Bannerghatta Road. This article sets out the project's facts and then the questions to ask before committing, however fast the launch moved.

Numbers First

The development spreads across 4.1 acres with five towers of 17 storeys, giving 333 homes. Addresses and prices run as follows:

  • The land is in Gottigere, a village in Uttarahalli Hobli, with pincode 560080.
  • Four layouts are offered, running from two bedrooms to four.
  • The cheapest home starts at Rs. 1.31 Crore and the dearest costs Rs. 2.45 Crore.
  • The developer is Arvind Smartspaces of the Lalbhai Group.

The Registration

The RERA entry dates from 23 March 2026 and carries the code PRM/KA/RERA/1251/310/PR/230326/008543. Promoter of record is Arvind Smart Homes Private Limited. All 333 homes are due to be complete by 31 March 2031. The same portal hosts the quarterly progress reports.

How the Launch Went

The launch took place in March 2026. Results published on 20 May 2026 put the opening week at 164 bookings, worth Rs. 262 Crore and amounting to 53% of all homes.

That tells a buyer the market likes the location and the pricing. It says little about whether one particular home is right for one family. Paperwork is what people skim most in launch week.

Booking early has a real upside, since there are more floors and facings to pick from and the price is usually lower than in later phases. The downside is a five-year wait. Later buyers pay more but can observe construction before they commit.

Layouts, Sizes and Price Bands

Where a unit falls in its band depends on floor and facing. Going layout by layout:

Price rangeLayoutSize
Between Rs. 1.31 Crore and Rs. 1.44 CroreTwo-bedroom1,130 sq ft
Between Rs. 1.70 Crore and Rs. 1.77 CroreTwo-and-a-half-bedroom1,410 sq ft
Between Rs. 1.79 Crore and Rs. 1.96 CroreThree-bedroom1,539 sq ft
Between Rs. 2.38 Crore and Rs. 2.45 CroreFour-bedroom1,884 sq ft

Dividing the lowest price by the area gives roughly Rs. 11,600 a square foot in the 2 BHK and 3 BHK, with the 2.5 BHK nearer Rs. 12,100 and the 4 BHK nearer Rs. 12,600. A 4 BHK within 1,884 sq ft leaves little room for each bedroom, so inspect the plan closely.

The final cost includes 5% GST on a home under construction, stamp duty of 5% (plus surcharges) once the price passes Rs. 45 Lakhs, and a 2% registration charge. Parking, clubhouse, maintenance and floor-rise charges differ by unit. Get the total in writing as a cost sheet.

Who Will Find It Convenient

A buyer with a budget of Rs. 1.3 to 2.5 Crore and a job anywhere in the south, between Electronic City and BTM Layout, will find this a sensible address. Families that work from home may like the 2.5 BHK, whose spare room serves as a study or nursery. Possession in 2031 rules out anyone who must move soon.

Roads and Metro

The neighbourhood is residential, between Hulimavu and the boundary of Bannerghatta National Park. Bannerghatta Road is the main artery, leading north via JP Nagar and BTM Layout to the city centre, while Electronic City is reached to the east.

An elevated Pink Line section follows Bannerghatta Road and stops at Kalena Agrahara, a short distance from the project. In October 2026 the stretch still waits for a final safety inspection before it opens to passengers. Rush-hour traffic is heavy, so try the commute at your own working hours.

Facilities Within the Community

The plan is anchored by a clubhouse with spaces indoors and out. Residents get a swimming pool, a gym, a spa and health club, plus a jogging track and a deck for yoga. There are also courts for sport, an indoor games zone, a play area with creche, a mini theatre and a party hall, with gardens laid out between the towers.

A Short Due-Diligence List

Whether stock sells in a week or in a year, the checks stay the same:

  • Check the RERA number, towers and completion date on the state portal
  • Confirm that the money goes into the project's RERA account
  • Match the unit's carpet area with the figure in the agreement
  • Have the floor-rise charge, the premium for facing and the schedule of payments put in writing
  • Read the clause on compensation for late handover
  • See a finished Arvind Smartspaces project in person
