Many plotted launches have followed the airport, and Arvind Orchards is among the newer ones from Arvind Smartspaces. Sixty acres in Vishwanathapura village, Devanahalli, are divided into 300 villa plots. The infrastructure is still being laid, and handover is set for December 2027 onwards. The notes below cover the plots, the price list, the registrations and the questions to settle before booking.

The Plot List

Buyers choose from six sizes, each with its own starting price:

  • 30 x 40 (around 1,197 sq ft): from Rs. 72 Lakhs
  • 30 x 50 (around 1,427 sq ft): from Rs. 83 Lakhs
  • 30 x 50 (around 1,601 sq ft): from Rs. 88 Lakhs
  • 30 x 60 (around 1,749 sq ft): from Rs. 1.02 crore
  • 40 x 50 (around 1,930 sq ft): from Rs. 1.06 crore
  • 40 x 60 (around 2,057 sq ft): from Rs. 1.22 crore

By area, rates range from roughly Rs. 5,500 up to Rs. 6,000 for each sq ft, with the smallest plot dearest. A buyer should insist on exact measurements, because two plots share the 30 x 50 name yet have different areas. Expect to pay more for a corner plot or one facing a park or wider road.

Three hundred plots on 60 acres is a thin spread, so there is ample room for roads, green spaces and common facilities. A clubhouse shared by all 300 owners is part of the plan.

Beyond the Plot Price

The cost sheet should name each additional charge, and it should be in writing. Karnataka levies 5% stamp duty with surcharges on property over Rs. 45 Lakhs, and 2% for registration. GST is not levied on land, but a development charge billed on its own might carry it.

  • The rate charged for each sq ft, set against the plot's actual size
  • Any surcharge for position, such as a corner or a park view
  • Infrastructure or development fees, with tax if charged
  • The club joining fee and maintenance advance
  • Government duties computed on the entire sale value
  • When each instalment falls due before handover

Registrations

Two phases, two registrations with Karnataka RERA: PRM/KA/RERA/1250/303/PR/300124/006600 for one and PRM/KARERA/1250/303/PR/030126/008380 for the other. A layout approval and a completion date are filed separately for each. The state portal shows both entries, and the map displayed at the sales office must be the approved one for the plot's phase.

The December 2027 handover depends on finishing the internal streets, drainage, water supply and electric lines. For a given plot, the team can confirm the applicable date and explain the instalment plan.

Where Exactly

The village is in Devanahalli Taluk (pincode 562110) at the Doddaballapur Road end of the airport belt. A sister layout from the same builder, Arvind The Park, is also in the belt. The Devanahalli page gives the larger picture.

Four developments define the surroundings:

  • The international airport, whose terminals and cargo operations are the biggest source of local jobs
  • The KIADB aerospace park, plus further business parks around the terminals
  • A metro extension along Bellary Road, under construction
  • STRR, the ring road for the satellite towns, which is being built to join Devanahalli, Doddaballapur and Hoskote

Shops, schools and hospitals are far apart for now, so residents will rely on cars. Driving the approach road is the best way to see the area as it is today.

Club and Open Space

The amenity plan is built around a clubhouse for all 300 owners. Outside, the plan includes a jogging track, an open-air gym, a meditation deck, a futsal court, a play area for children and a park for pets. Inside are an indoor gym, a pool, rooms for steam and sauna, a games room with billiards and table tennis, a small cinema and a library.

The plan also lists guest suites, a business centre, a spa with its own salon and a convenience store. With a few hundred households sharing it all, ask early about monthly maintenance and club fees, and about what will be finished by handover.

Who Might Buy

It suits a buyer who wants land near the airport and plans to build a villa of personal design. Natural buyers work, or hope to settle, around the airport and the northern business parks.

The path is longer than buying a flat. Construction cannot begin before the plot is registered in the buyer's name after handover, so the cost of the land and the cost of the villa deserve a joint budget.

What to Verify First

Approvals decide how sound a plot is, so work through these steps before paying a booking amount:

  1. Identify the RERA phase that includes the plot, and read its record.
  2. Compare the plot's number and dimensions with the sanctioned layout.
  3. Request the conversion order for the land, along with the layout sanction.
  4. Get a lawyer's view of the title deeds for the parent land and its encumbrance certificate.
  5. Ask when the release order for the phase will arrive, because registration follows it.
  6. Obtain an itemised cost sheet in writing, covering charges, deposits and instalments.
  7. Find out how many floors and what setbacks are allowed before commissioning a villa design.

On handover day the deed of sale is registered, ownership is entered in the khata and a building plan gets approved. One folder holding every receipt and approval makes these steps easier.
