Arvind Greatlands Devanahalli: Ready Villa Plots, Costs and Checks (October 2026)

Some plotted layouts around the airport are still promises on paper. Arvind Greatlands is different, because Arvind Smartspaces has already completed it and released the plots for registration. The notes below describe what is on sale, how to reach it, what to budget and which papers to read before signing.
What Is on Sale
The community covers 42.65 acres and holds 612 villa plots. Of these, 306 have 1,200 sq ft, making that the commonest size, and 93 have 1,500 sq ft. Another 26 have 2,400 sq ft, while only 5 have 1,800 sq ft.
A further 182 plots have irregular shapes. Sizes start near 836 sq ft, and around 50 run past 2,400 sq ft. Together the roads, parks and civic sites occupy close to 45% of the land: 28.33% for roads, 11.81% for ten parks and 5.01% for five civic sites.
The entrance is a 15 m boulevard. Inner streets measure 12 m or 9 m across and include walkways, and Vastu was followed in the plotting.
Reaching the Site
The village is Lingadeeragollahalli, in Kundana Hobli, and the access road carries two names, Adarsh College Road and Chaparakal Road (pincode 562110). Kempegowda International Airport is about 19 km away, a drive of roughly 20 minutes in light traffic. See the Devanahalli area page for the wider locality.
Other places are farther. The KIADB Aerospace Park is about 9 km off, and Devanahalli and Doddaballapur are 17 km each. Yelahanka New Town is 21 km away, Hebbal 28 km, and it is 30 km to Manyata Tech Park.
Work continues on the airport metro line and on the ring road around the satellite towns. Delhi Public School and Stonehill International are among the schools around.
What to Budget
Three prices are published. Rs. 1.02 crore is the entry price for the smallest size. Mid-size plots of 1,500 sq ft ask Rs. 1.25 crore and the largest standard plots Rs. 2.00 crore, or roughly Rs. 8,500 and Rs. 8,330 per sq ft respectively. Buyers of the remaining types should ask for a quote.
Several other payments come in addition. Karnataka charges 2% for registration, and stamp duty is 5% plus surcharges once a property costs more than Rs. 45 Lakhs. Legal and khata transfer fees, a corpus deposit, GST where it applies and a year of maintenance billed up front, based on plot area complete the list.
Because the final figure depends on a plot's size and position, request an itemised sheet from the team. It should name each deposit and say how maintenance is charged, which keeps the comparison between plots honest.
The Paper Trail
The RERA registration is held by Arvind Homes Private Limited under number PRM/KA/RERA/1250/303/PR/181122/005480, and it dates from 18 November 2022. It applies to the whole layout and can be read on the state's RERA website. Approvals come from BIAAPA, the airport area planning authority.
The layout plan was sanctioned on 31 October 2022 and work started that day. A revised plan covering the full 42.65 acres went on record in March 2023, and every plot was released with the final approval on 30 October 2024. The completion application went to RERA on 16 December 2024.
A registered deed gave the parks and roads to the village panchayat of Kundana in October 2024. The promoter will manage the common areas from 1 January 2027 until an owners' association exists.
Inside the Gates
Because the work is complete, utilities are already working. A BESCOM-cleared substation feeds underground cabling, and each plot has a piped water point at its entrance. Sewage is treated on site, and planted swales carry rain away.
The clubhouse role is played by Monogram @ Greatlands, a separately run resort at the gate. Plot owners can take membership by paying the resort's fees. Sports facilities include an infinity pool on the roof, a gym, a jogging track, and courts for badminton and table tennis. There is also a spa, a yoga pavilion, a cricket pitch and children's play space.
Indoors are a restaurant, a lounge, a banquet hall, guest rooms and a business centre that has a library and a multimedia theatre. Membership is optional and separate from the plot purchase.
Questions to Settle Before Paying
These six questions cover most of the risk in a completed layout:
- Does the plot match its dimensions on the sanctioned plan?
- Does the RERA page, including the completion filing, match what the sales team says?
- Has a lawyer reviewed the title deeds and an encumbrance certificate?
- Is there a written statement of every charge and of the maintenance terms?
- Which setbacks and floor limits govern a villa on this plot?
- What exactly do Monogram's membership terms promise, and at what cost?
Once the sale deed is registered, the khata moves to the buyer, and the planning authority must clear a building plan. A buyer who plans for the villa from the beginning avoids surprises later.
