Artemis Address Plots plots

Address Makers sells plots under the name Artemis Address at Mantanakurchi, in Nelamangala Taluk. Asking prices stretch from Rs. 0.65 Crore to Rs. 0.86 Crore, and Karnataka RERA holds the layout in two parts. Read on for costs, the progress of each phase, the site and what to verify.

Prices at a Glance

Two plot sizes are on sale:

  • Smaller plot, 1,200 sq ft (30 x 40 ft): from Rs. 0.65 to 0.70 Crore, close to Rs. 5,400 per sq ft at the lower end
  • Larger plot, 1,500 sq ft (30 x 50 ft): from Rs. 0.80 to 0.86 Crore, close to Rs. 5,300 per sq ft at the lower end

Corners, park views and wider roads push a plot to the upper end of its band. By count, phase one holds 246 small plots, 50 large and 105 irregular. Phase two holds 70 large plots, a handful of 30 x 60 ft and 56 of irregular shape.

The quoted price leaves out several costs, so insist on a cost sheet in writing. It should show:

  • Stamp duty at 5%, which comes to 5.6% after cess and surcharge
  • Registration charges of 2%
  • Premiums if the plot is a corner, faces a park or fronts a broad road
  • Upkeep charges, and any fee for a clubhouse or infrastructure
  • Transfer of khata, and water and power connections
  • Planning and constructing the house

Banks usually fund plots that are approved and registered, and may ask that construction starts within a stated time. A loan amount can be converted into a monthly sum with the EMI calculator.

Phase One and Phase Two

The two phases add up to 546 plots. Learn which one your plot is in, as work stages and documents are not alike.

Phase one covers close to 22.5 acres (90,951 sq m) with 401 plots and the RERA number PRM/KA/RERA/1250/307/PR/271023/006363. The planning authority approved the layout on 8 June 2023, and registration followed on 27 October 2023. Development of plots, roads, water supply, sewage, drains and power ended in December 2025, as the registration promised for 31 December, and a final release order now exists. The authority responsible is the Nelamangala Planning Authority.

Phase two has 145 plots on about 9.9 acres (40,215 sq m). It was entered in the RERA register on 21 May 2025 under PRM/KA/RERA/1250/307/PR/210525/007764, with its plan approved on 13 February 2025 against survey numbers 178/4 and 162/1. Road work and plot formation are advanced, power and planting come next, and the project must finish by the end of 2027.

Of the land in phase one, plots take roughly 54% and roads 31%, leaving room for ten parks and open spaces and a pair of civic amenity sites. The promoter of record is Indiabuild Real Estates Pvt Ltd, alongside Mythreyi, with Address Makers as the sales name.

Reaching the Site

The layout is south of Nelamangala, close to the Sondekoppa to Nelamangala main road. On paper its address is Kasaba Hobli, Bengaluru Rural 562162. Some brochures call it North Bangalore near the airport, but the real position is on the Tumkur Road side, a long way off the airport belt.

The town is at the crossing of Tumkur Road, also called NH 48, with NH 75 to Hassan and Mangalore. Cars heading to the centre take Tumkur Road via Peenya and Yeshwanthpur. For Mysore Road and the south, NICE Road starts on that highway. A drive at peak hour will say more about the commute than a map can.

Buyer Profile

The project is aimed at buyers with Rs. 0.65 Crore to Rs. 0.90 Crore who prefer the western side and mean to build later. The smaller plot is the usual base for a modest independent house and is cheaper than most layouts nearer the city. People able to keep land untouched for years fit too.

Those who must move in soon, or who work on the east or south side of the city, are better served elsewhere. A plot yields nothing before a house is built, so construction money must be kept aside from the start.

Verification Steps

Papers differ by phase. Before paying, run through this list:

  • Make sure the RERA number on the booking form is the one for your plot's phase
  • Obtain the sanctioned layout, plus the release order if the plot is in phase one
  • Let a lawyer review land conversion and title documents
  • Collect a recent encumbrance certificate and the khata for the plot
  • Measure the plot yourself and set it against the sale agreement
  • In phase two, make instalments depend on development stages and look at the agreement's completion clause
  • Visit and look at the roads, drains, water lines and lights next to the plot

Request the latest price list and the unsold plots of each phase. For the builder's other layouts, see Address Makers.
