Buying a Plot at Aratt Escapes Summer and Sage near Jangamakote: October 2026 Guide

A plot in the Summer and Sage section of Aratt Escapes raises a simple first question: where is it? The layout is ARATT Developers' work at Mallenahalli, close to Jangamakote Cross. What follows covers the address, registration, plot sizes, handover dates and paperwork.
RERA Registration and Finish Dates
Karnataka RERA registered Phase 1 on 11 December 2025 as PRM/KA/RERA/1254/465/PR/111225/008331. Before that, on 8 August 2025, the urban development authority of Chikkaballapura had approved the layout. Registered work begins on 1 October 2025 and ends by 31 March 2028; formation of plots, roads and power supply is going on now.
Phase 2 followed on 29 June 2026 with PRM/KA/RERA/1251/309/PR/290626/008767. Approval of its plan came on 18 March 2026, and it must finish by 20 April 2028. The rest of the 22-acre site has to be registered afresh before plots there go on sale.
Both records appear on the state RERA portal when you search the registered name. Whatever number your booking form shows should be the one for your plot's phase.
Location: East of Devanahalli, Not in Bangalore District
Mallenahalli is a village under Sidlaghatta Taluk in Chikkaballapura district, postal code 562102. To reach it from the airport, drive past Devanahalli town and keep going east. Some pitches call the layout a Devanahalli address, yet it lies beyond the Bangalore district boundary.
Buyers in this belt are drawn by the airport, the aerospace park and nearby industrial estates. Everyday needs like schools, clinics and bigger stores are met in surrounding towns, not beside the plots. Time both journeys yourself before you decide.
The Layout in Numbers
The developer launched in March 2026 with a 22-acre plan, nearly 300 plots and a two-acre resort in its Ayatana line. Today 124 plots over roughly 11.9 acres stand registered with RERA. Key particulars:
- Builder: ARATT Developers, with Aratt City Towers LLP as promoter
- Phase 1: 95 plots over about 9.5 acres (survey numbers 20/1 to 20/4)
- Phase 2: 29 plots over about 2.4 acres, on survey number 21/1
- Authority behind the layout approval: Chikkaballapur urban development body
Plot Sizes
The plots come in these sizes:
- Phase 1: 56 plots of 12 x 18 m, close to 2,325 sq ft
- Phase 1: 8 plots of 12 x 14 m, close to 1,808 sq ft
- Phase 1: 31 plots of irregular shape
- Phase 2: 16 plots of 9 x 18 m, close to 1,744 sq ft
- Phase 2: 13 irregular plots, one of them commercial
Phase 1 devotes 51% of its land to plots and 34% to roads, leaving the remainder for a civic amenity site and three parks. The launch brochure promises roads 40 ft and 60 ft wide, buried utilities, a sewage plant and a clubhouse. About one Phase 1 plot in three is irregular, so check the exact measurements and what may be built on it.
The resort has no match among nearby layouts. Find out which phase includes it, the opening date and the fee owners pay for access.
Total Outlay Beyond the Plot Price
Begin with a price list giving the rate for each plot size, then insist on a written cost sheet. Extras normally include:
- Stamp duty at 5%, which is 5.6% including cess and surcharge
- A 2% registration charge
- Extra for a corner, a park view or a broad road
- Upkeep dues and clubhouse or resort membership, if charged
- Getting the khata in your name and connecting water and power
- Planning and building the house
The largest plot is nearly double a common 30 x 40 site, so the outlay rises even when the rate is modest. Enter the loan figure in the EMI calculator to see the instalment.
Who Should and Should Not Buy
The project is for people planning a villa or a country home some years ahead who like the airport side of town. The larger plots, near 40 x 60 ft, leave room for a garden. Investors content to hold land for the long term suit it too.
Families who need a ready home, or an easy daily commute, should look elsewhere. Bare land earns nothing until a house is built, and the building cost must be found separately.
The Builder
ARATT Developers has so far been known for apartments, such as the Alchemy series and the Ayatana homes. Land plots are a different product from towers. To judge workmanship and upkeep, walk through a finished apartment scheme it delivered.
Before You Book: Documents and Site Visit
Run through these steps before signing anything:
- Check that the phase and survey number of your plot agree with RERA
- Obtain the sanctioned layout that marks your plot's number, size and street width
- Let a lawyer scrutinise the conversion order and ownership papers
- Collect a current encumbrance certificate
- Read the agreement for the due date, penalty interest and refund clauses
- Confirm the agreement names the resort, clubhouse and roads
- Release money only as development advances, after seeing the site
Ask lastly which plots are still available in each phase. Only then can offers from different phases be compared fairly.
