ARATT Alchemy One apartments

For many buyers the most attractive thing about a ready flat is the absence of waiting. A finished tower called ARATT Alchemy One, built by ARATT Developers in East Bangalore, offers exactly that. Below are its location, its plans and pricing in full, the paperwork to gather and the points to inspect before any payment.

Address and Surroundings

The tower is at Survey No. 36/1, immediately beside Brigade Exotica, on the road that leads east out of the city towards Hoskote, Old Madras Road. Nearby shops, schools and hospitals, including those in KR Puram, are working now. Residents therefore do not depend on projects still to come.

From the gate people head to KR Puram for the railway and metro, and to Whitefield for offices. Indiranagar lies towards the centre, Marathahalli offices line the Outer Ring Road, and the airport is in the north. Rush-hour traffic on this arterial is dense, so time your own drive and walk around on a weekday evening to see what residents deal with daily. Background on the area is in the locality guide for this corridor.

Size, Stage and the Alchemy Series

The project covers 1.3 acres and its single tower rises 23 floors, with 162 homes in two formats, two-bedroom and three-bedroom. Possession has been on offer from December 2025, and an inauguration in July 2026 marked the finished tower.

This is the first of three Alchemy projects, with Elixir in Electronic City and Essence near Hennur to follow. The community stays compact because a single clubhouse serves all 162 households. A buyer wanting many towers, four bedrooms or a low-rise setting would do better elsewhere on the road.

Homes and What They Cost

Pricing follows built-up area. The 2 BHK measures 951 sq ft and is priced from Rs. 94,10,000. For the 3 BHK there are two plans, with 1,460 sq ft at Rs. 1,44,00,000 and 1,482 sq ft at Rs. 1,46,00,000, again as starting prices.

Divide each price by its area and the rate lands near Rs. 9,900 for a sq ft in all three cases. Flats higher in the building or with a more desirable facing cost extra, so ask for a price list by unit number.

Working Out the Full Outlay

A completed home with an occupancy certificate attracts no GST, which keeps the final figure below that of a flat under construction. Stamp duty and registration remain. Above Rs. 45 Lakhs, the duty is 5% plus surcharges, and registration is 2%.

Every other charge should appear in a written cost sheet. That means premiums for floor and facing, car parking and the bays included, clubhouse membership with the corpus fund, advance maintenance and the monthly rate, and deposits for power, water and gas. Duty and registration are charged on the sale value in full. Ask the developer to sign the cost sheet and keep every payment receipt, so the figures cannot drift between the first visit and the agreement.

The tower suits working couples and small families whose budget starts at Rs. 95 Lakhs and goes up to Rs. 1.5 Crore, if they travel to Indiranagar, KR Puram or Whitefield. Buyers who want an unhurried move-in rather than a wait for construction will also like it.

Amenities and Services

A concierge-style clubhouse anchors more than 25 amenities. The tower's slim footprint leaves space for pools, courts and gardens, and retail units at ground level deal with small errands.

The clubhouse holds a gym and indoor games, while the project adds swimming pools for adults and toddlers, shared work desks, a business lounge and a library. Outdoors are a yoga deck, a running track, a sports court, play space for children, gardens, an amphitheatre and a hall for family events. Treatment plants for water and sewage, a unit for organic waste, and piped gas keep operating costs manageable for a single tower.

Paperwork Checklist

The flat is bought through a sale deed, so documents matter more than anything. Before any booking amount changes hands, collect these from the developer.

  • The tower's occupancy certificate
  • The approved plan showing your unit
  • Title records and an encumbrance certificate for the survey number
  • The khata in the developer's name, plus the newest tax receipt
  • The RERA number, to be checked on the state portal
  • A draft deed of sale and the association papers

Following registration the khata is transferred, and tax receipts count from the date of the deed. Any bank financing the purchase asks for the same papers.

The Builder in Brief

ARATT Developers builds apartments in Bangalore and has completed projects in different parts of the city. The Alchemy line has since moved to Electronic City and Hennur. Touring a completed ARATT tower is the best test of finish and upkeep. Asking existing residents how the builder responds to maintenance requests adds a useful perspective.

Before You Sign

A ready home carries no construction delay, though careful inspection still shapes the result.

  1. Walk through the actual flat and look for seepage, finish and fittings problems before negotiating
  2. Find out which flats face the main road, as traffic noise differs by side and floor
  3. Have the carpet area confirmed on paper
  4. Check the number of lifts and watch the gate at rush hour
  5. Learn the monthly maintenance rate and what it pays for

The developer's sales team can supply the latest price sheet and tell you which units are still available. Gate access, lifts and noise can only be judged on site, so plan the visit for a busy hour. Photographs of the flat, the corridor and the common areas, taken on the day of inspection, also help when the cost sheet is later compared with what was shown.

Frequently Asked Questions

Is the tower ready for possession?+
Yes. ARATT Developers has offered possession since December 2025 and held an inauguration in July 2026 for the completed tower. Insist on seeing the tower's occupancy certificate before any booking payment.
Where do prices begin?+
The 2 BHK, at 951 sq ft, starts at Rs. 94,10,000. The 3 BHK plans of 1,460 sq ft and 1,482 sq ft start at Rs. 1,44,00,000 and Rs. 1,46,00,000.
What is the price for each square foot?+

Not on a finished home that has its occupancy certificate. Duty of 5% plus surcharges and a 2% registration fee are still due.
Which hub is closest to the project?+
The nearest is KR Puram, down Old Madras Road, which also continues to Indiranagar. Offices cluster at Whitefield and Marathahalli, so drive the route when you would normally commute.
