Planning for 2032: A Buyer's Guide to Amberstone Vectra on Sarjapura Road

Amberstone Vectra, a two-tower apartment project, received its Karnataka RERA registration in July 2026 for land in Chambenahalli village, reached from Sarjapura Road. Occupation is a long way off, with the registered end date in July 2032. This note looks at who the project suits, how the homes are arranged, what a buyer pays and what to confirm beforehand.

Who the Project Suits

Those wanting a two-bedroom or compact three-bedroom home along this stretch of Sarjapura Road, and ready to hold on for almost six years, are the target. With six homes per floor, corridors stay short and lift queues stay light in a tall tower. People who like the locality but find a big 3 BHK or 4 BHK beyond reach may find the sizes comfortable.

Households needing a home in the next two or three years are better off with completed or near-complete schemes. Anyone who insists on a main-road address should also note that the village is interior, with access by local roads.

Where It Is

The plot falls in the Sarjapura Hobli part of Anekal Taluk, towards the far end of the corridor close to Dommasandra. A 12 m road borders the eastern edge. From there, local roads join Sarjapura Road, which takes traffic to Carmelaram, the Bellandur offices and the Outer Ring Road.

Namma Metro Phase 3A plans a line on Sarjapura Road, but it does not exist yet, so commuters depend on roads. Test the drive to the workplace at peak hours both ways. The locality page has more on the corridor, schools and offices.

Towers, Parking and Homes

The 306 registered apartments are split between Block A, an 83 m tower of 26 floors holding 156 homes, and Block B, a 25-floor tower of 150 homes. A pair of basement levels lies beneath. Together the towers take up about 12% of the 15,245 sq m plot (30.11 guntas over 3 acres), leaving the rest open for landscaping and amenities. Parking is planned for 301 covered slots plus 36 open ones.

The mix is 102 homes with two bedrooms and 204 with three. Registered carpet areas for the two-bedroom type run from 683 sq ft to 726 sq ft. The three-bedroom type splits into one group close to 910-918 sq ft and another that starts near 1,040 sq ft and reaches 1,062 sq ft.

Because the agreement must state carpet area, meaning the usable space inside the walls, it is the safest basis for comparison. Brochure sizes usually include walls, balconies and part of the common areas. Dividing the price by carpet area gives the fairer figure.

What a Buyer Pays

The budget is more than the base price. Obtain the latest price list by unit, plus the floor rise and payment schedule, and insist on a cost sheet that lists:

  • Base rate, together with the area it is multiplied by
  • Floor rise, plus any facing premium
  • The number of parking bays that come with the price
  • Clubhouse joining fee and maintenance corpus
  • Fees for electricity, water and sewage connections
  • GST of 5% while the home is under construction
  • Stamp duty of 5% with cess and surcharge, together 5.6%, and 2% for registration

Launch offers, for example a deferred EMI scheme, need to be in the agreement, with an end date and a cost attached. The EMI calculator shows the monthly effect of the final price.

Registration and Dates

The certificate PRM/KA/RERA/1251/308/PR/230726/008835 dates from 23 July 2026. Plan sanction from the Anekal Planning Authority had come on 10 July 2026. Buyers can verify the promoter and read quarterly progress reports on the state portal.

The schedule runs from 1 September 2026 to 31 July 2032, so this is an early-stage purchase. The agreement of sale must carry the registered completion date, and the interest-on-delay clause needs close attention.

The Developer

Amberstone Ventures belongs to the group that runs Amberstone Properties, active mainly in JP Nagar. The group has Amberstone Ventara under construction in the same village, four towers with 3 BHK and 4 BHK homes. A visit to that live site shows the group's finish and pace.

Before the First Payment

A project with a 2032 end date calls for careful paperwork. Do the following:

  • Look up the RERA entry and match number, promoter and handover date
  • Obtain the unit's balcony area, carpet area and land share on paper
  • Match the sanctioned plan to the floors, tower positions and amenities being marketed
  • Have a lawyer verify title to survey numbers 133/3, 133/2, 134/3 and 134/2, along with a recent encumbrance certificate
  • Read what the draft agreement says on delay and refunds
  • Link payments to certified construction milestones
  • Take the approach road at rush hour

The developer can provide the newest price sheet and indicate the remaining units in every tower. Other projects nearby can be explored on the Sarjapura Road page.
