Buying a Plot at The Akshara Valley Address in Kengeri: Sizes, Prices and Checks

Some plotted layouts are sold before they exist, whereas The Akshara Valley Address in Kengeri can be walked before any decision is made. Its builder, Address Makers, has created a gated community in west Bangalore, near Mysore Road. This guide gives the key data, the plot sizes, a view of the land plan, the setting, the real cost and a short list of things to verify on site.
Key Data
The table gathers the registered particulars of the project.
| Particular | Detail |

| Plots | 378 in all |
| Land | 122,189 sq m (about 30 acres) |

Possession and registration of plots are now on offer. The sales team can be asked for the final release order that the planning authority issues, which shows that road, drain and park work is done. The registration and its papers are open to anyone who searches the Karnataka RERA portal.
Sizes on the Price List
These are the four sizes, with starting prices.
| Plot | Area | From |
|---|---|---|
| 30 x 50 ft | 1,499 sq ft | Rs. 1.17 Crore |
| 40 x 58 ft | 2,334 sq ft | Rs. 1.83 Crore |
| 40 x 60 ft | 2,400 sq ft | Rs. 2.02 Crore |
| 40 x 90 ft | 3,601 sq ft | Rs. 3.14 Crore |
The smallest works out to about Rs. 7,800 per sq ft and the largest to about Rs. 8,700, so the rate rises with size. Among the 378 plots, the 210 of 30 x 50 are the largest group, followed by 41 of 30 x 60, a few plots of 40 ft width, and 45 of odd shape at corners and edges. Odd shapes may offer value, but buyers must check the exact measurements and the buildable area.
Where the Land Goes
Of the registered land, 66,918 sq m is for plots. Open spaces and parks, five of them, use 21,051 sq m, and roads use 34,220 sq m, so the split is roughly 55%, 17% and 28%. Roads inside the layout are 9 and 12 metres wide.
Residents share a pool, a gym, sports courts, landscaped gardens, a hall for varied use and a track for joggers and cyclists. How close a plot is to these, and what it looks onto, differs from one to the next. A walk round the layout shows which face parks, which front wide roads and which are by the entrance.
Setting and Access
Doddabele is a short drive from the spot where Mysore Road crosses NICE Road. NICE Road connects with Bannerghatta Road, Electronic City and Kanakapura Road, so the city centre can be bypassed. Mysore Road carries traffic towards the city, via Rajarajeshwari Nagar, in one direction, and to Bidadi and Mysore in the other.
Kengeri has a Purple Line station on Namma Metro. The final approach to the layout uses village roads, which is a reason to try the drive at peak hour. The Mysore Road locality page describes the corridor at more length.
Who Should Consider It
The layout is meant for families who plan to put up a house of their own in a gated setting, on 1,500 sq ft or more. Land alone calls for Rs. 1.2 Crore and upwards, with construction extra. People who need a ready house at short notice, or want to be near the city centre, will find other places more suitable.
Those who like the setting yet prefer a ready house may look at the 4 BHK triplex villas that the developer offers inside the layout. That route avoids the design and construction stage altogether.
Real Cost of Buying
A cost sheet on paper should itemise everything above the sale price. In Karnataka the stamp duty rate is 5%, and with cess and surcharge the effective figure is 5.6%, while registration costs 2%. A corner, park-facing or broad-road plot may cost extra.
Expect charges for clubhouse membership and upkeep, for transferring the khata and for utility connections, and then the fees of an architect and a builder for the house. Lenders offer loans on approved plots, often asking that construction start within a stated time. The EMI calculator estimates the instalment on a given loan.
Verifying on the Ground
Because the layout is finished, a visit can settle most questions. Start by cross-checking the RERA number, the promoter's name and the plot number against the portal, then ask for the sanctioned layout drawing and a release order for the chosen plot. Confirm that the plot has a khata of its own showing its number and size.
A lawyer should read the title documents and a recent encumbrance certificate. On site, measure the plot against the sale agreement, and see whether water, power and sewer connections reach its edge. It is also worth reading the community's building rules on setbacks and floor limits before committing.
The developer can provide the price list in force and the unsold plots. A guided visit makes it easy to weigh one plot against another.
