Advaitha Aksha Koramangala: Ready 3 and 4 BHK Homes Explained (October 2026)

A ready home near the 1st Block of Koramangala would put Advaitha Aksha on many shortlists. The company behind it, Advaitha Ventures Private Limited, finished the community at Jakkasandra, on the south-east side of Bangalore, in July 2021. This guide covers how buying in a finished project works, plus the registration record, the money involved and what to check ahead of a token.
The place
The site is on the eastern edge of Koramangala, beside HSR Layout, where Sarjapur Road starts. Traffic heads a short drive on to Bellandur, Marathahalli and Electronic City along Hosur Road and the Outer Ring Road. For the metro, the Yellow Line has the Central Silk Board station and BTM Layout both nearby.
Start-ups, restaurants, shops, schools and large shopping centres fill the neighbourhood. For medical care there are hospitals including St John's Medical College Hospital, and the Koramangala locality guide adds more on the area.
The people it suits
The main attraction is a spacious, ready flat in an established part of the city, so families are the likely buyers. Some would accept a short commute to workplaces around Koramangala and HSR Layout, or on the Outer Ring Road, in place of a cheaper address far away. As nothing is under construction, the flat itself, the lifts and the clubhouse can all be seen beforehand.
What is on sale
Roughly 3.5 acres hold four towers with 170 homes, offered as 3 BHK plus 4 BHK apartments. The areas, built-up and carpet, change with tower and layout, and the particular flat's own sanctioned plan is the reliable guide.
A buyer in a finished project may be dealing with the developer, who sells unsold stock, or with an owner offering a resale. Both price and paperwork depend on that, so settle it first. The developer can list the homes still open, with their current rate.
RERA and approvals
Registration number PRM/KA/RERA/1251/310/PR/171214/001864 was granted to the project by Karnataka RERA on 14 December 2017. It covers all 170 homes. The BBMP sanctioned the plan, and the project closed on 31 July 2021, which the state portal can confirm.
From the seller, a buyer needs proof of two things: occupation is allowed, and the flat is really the seller's. The following papers prove it:
- The tower's occupancy certificate
- The plan, as sanctioned, that shows the unit
- Khata and the newest tax receipt
- For a resale, the seller's registered sale deed and the association's no-dues letter
- Encumbrance certificate for the flat
- If a mortgage exists, a closure letter or the bank's consent
Costs in a completed project
Certainty costs more. Koramangala is one of the pricier parts of the city, and the number moves with the flat's condition, tower, facing and floor. With an occupancy certificate in place, a finished flat is GST-free, so the extras are these:
- Above Rs. 45 Lakhs, stamp duty at 5% with surcharges, and a 2% registration fee
- A transfer fee levied by the owners' association, if there is one
- Maintenance dues that the seller has not paid
- The lawyer's fee for checking title and preparing the sale deed
Because banks value resale flats their own way, the sanctioned loan may differ from the price. Before applying, test the monthly instalment with the EMI calculator.
Daily life and upkeep
In an occupied community the facilities are visible at work. Visiting the pool, the play areas and the clubhouse at a weekend shows crowd levels and the association's standards. Ask for the maintenance rate per month, the sinking fund, plus any special levy expected for repairs to pumps, lifts and generators.
Checks before paying
Go through the following list before handing over a token:
- Verify the portal's registration and completion record
- Find out if the flat is sold by the builder or by a private owner
- Confirm the car parking allotted to the flat
- Obtain the sanctioned plan, which states both areas
- Check what comparable flats here fetched recently
- Have a lawyer review the title documents
